I was a buyer, not seller, so no fees payable, but in my experience, an estate agent is worth every penny - you cannot beat a real estate agent when it comes to conducting viewings, selling and negotiating the sale of your house for the best price possible. On-line agencies may be cheaper, but they can be very off-putting for prospective buyers. I used a real estate agent to sell my house and it sold within 6 days of going on the market.
