I have had experience with a number of estate agencies in London for the past 20 years. Avrasons is by far the best one I have dealt with. In fact it does not compare to any other. Everyone has been impeccable from the start till the end. Richard, Ian and Hollie who I mostly communicated with over a 6 year tenancy were delightful to speak to, professional and really effective and prompt in dealing with any queries or requests. Unlike most agencies they have also been extremely accommodating and understanding in helping me with moving out and making the process smooth and pain free. Knowing the stress involved in trying to find a nice place estate, I would wholeheartedly recommend Avrasons (which was also recommended to me by a friend when I was looking for a place to rent) and if I return to the area I will definitely be going back to them. Thank you very much Richard, Hollie and Ian for making my long stay a really pleasant and humane experience.

I was a landlord based overseas for more than 2 years. Avrasons managed my property from start to finish for the whole period. They regularly went above and beyond to help me out since I wasn't in the country. The various property managers I've had over the years have all be pretty good at staying in contact but most importantly they have all been super responsive and will to help even with things that aren't necessarily part of the day to day service. Even after the lease ended and they were no longer managing my property they still help out with a few things during the property sales process (thank you so much Kelly and Justyna!). I'd have no hesitation recommending Richard and his team if you don't have the time to manage a property yourself.

As a first time landlord I found Richard, Justyna and Marcia all extremely friendly and accommodating. They were all very helpful in putting my mind at ease with the different steps of the process and I received very quick responses to my many questions throughout the tenancy.
The whole process ran very smoothly from finding the appropriate tenants to having a leak fixed from the upstairs flat within a couple of days. The property was left in immaculate condition when I moved back in which speaks of the quality of the tenants and the quality of the contractors that Avrasons use.
I look forward to using Avrasons again when I let the property in future!

Mat was my property Manager and he and office colleagues have been really prompt in dealing with any minor issues during the rental.I would not hesitate to recommend Avrason's and would certainly use them again.

I applied for a tenancy with Avrasons in September 2018. Avrasons were not clear from the beginning of the tenancy application process what their requirements for a guarantor were.
I stated on my initial application 'Term of Employment: December 2018'. Justyna said she took that to mean when my employment began. A lie, as why would they accept someone unemployed until December and not at least ask how I was covering the initial months of the tenancy. They eventually apologised for the "misunderstanding". Justyna then said I would need a guarantor.
Unfortunately, I was only told I would need a guarantor until after the reference checks had already begun at a cost of £150 per person (2 people = £300).
During the three/ four days while I was trying to find a guarantor, I received threatening and bullying emails from them saying they would need to put the property back on the market if I couldn't find a guarantor.
After a few days, unfortunately I wasn't able to secure a guarantor that met their strict requirements (individual homeowner, UK national and earning £32k+) and therefore had to cancel our application. I'm not from an affluent background and none of my friends or family could help. I even asked a colleague at work but they were obviously concerned over their own liability.
Unfortunately as the reference checks had already started, Avrasons said they would keep £300 (for the reference checks) of the £500 holding deposit I'd already paid.
I therefore lost £300 because they weren't clear about their guarantor requirements from the beginning. Had they been, I wouldn't have continued with my application, reference checks or put down a holding deposit.
Unfortunately due to my circumstances with my current contract expiring in December I needed a guarantor. I tried my best to find a guarantor but ultimately they just want your money. They have no interest in helping find you a new home beyond what they can get out of you. Which is a shame for them and their landlords, as I'm a great tenant and I would have taken care of the property.
