I came across Chapmans a year ago whilst I was having a dreadful experience with another agency .
On first meeting Luke I was drawn on how professional and efficient a character he was and he explained and took time to explain all the details of property management .
I wasn’t ready at the time to change but when I was I immediately contacted Luke and Chapmans
Luke was on Holiday at the time so Laura was my first point of contact and again her professionalism and detail shone through so I decided to make the leap and have Chapmans represent my flat
Edyta was amazing on all the certificate required and some maintenance and she kept me well informed with regular emails .
May I add the maintenance was very fairly priced and their team was very quick as resolving and completing the necessary work
Well done the trades people also
I’m certainly very happy I have chosen Chapmans ..great company ,,good team ,good people.

I have two properties with Chapmans, under their management for several years. Whilst I prefer to be a stand-off landlord and let Laura and her team look after the properties, we have had a couple of issues over the last 12 months or so that required both immediate and long term care. The effort that Chapmans put into resolving these issues, of no fault of Chapmans, was outstanding both in terms of actions and communications. Chapmans manage to be extremely professional yet show real interest in their customers and to that end I am very grateful for the services Chapmans have, and continue to provide. The Landlords login information, over and above all the figures required for my own accounting purposes is interesting, informative, helpful and most importantly up to date. As a landlord, I strongly recommend Chapmans

From the beginning, they were absolutely perfect, with clear instructions and an excellent platform for tenants, especially for someone who has little experience renting in Scotland.
When you choose a property to let, the most important thing is to deal with the "post-letting" service. Chapmans main attribute is shown in their dedication and attention to detail; I believe that working with a boutique real estate agency makes a remarkable difference during your tenure period.

I've been renting a property through Chapmans for about 1.5 years now and the team have been amazing from the start. They've always been friendly, reliable, and respectful and have been extremely responsive whenever I've had a question or something needed repaired in the flat. Unlike other letting agents I've been with in the past, Chapmans works hard to balance the interest of the landlord and the tenant's best interest which shows in all my interactions with them.

We had quite a pleasant experience working with Chapmans. While we were looking for a new property to move in, they were quite prompt in responses. Before move-in, they explained all processes & shared all required details. After move-in, they were quite prompt with any maintenance requests too. Chapmans ably managed my property in Edinburgh for over 5 years, this included a period where I was overseas for several years and away from Edinburgh for the rest of the time. Throughout this period they swiftly dealt with any issues that arose, with minimal input required from myself. They excelled at always ensuring the property was let to reliable tenants and there was never a void period throughout the time I let out the property. If you're looking for a property management service in Edinburgh I highly recommend Chapmans.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
Complaints Procedure
We are committed to providing a high-quality service to all our clients. When something goes wrong, we need you to tell us about it. This will help us to improve our standards. If you have a complaint about our service, or about the service of a contractor or third party who we have instructed to provide goods or services in relation to a property owned by or occupied by you, please write down the details of your complaint and send it to either: Chapmans PM Ltd 26 Roseburn Terrace Edinburgh EH12 6AW or info@chapmanspm.co.uk On receipt of your complaint we will adhere to the following procedure: – Stage 1 We will acknowledge receipt of your complaint in writing within 5 working days of receiving it, giving you a named contact who will be dealing with the complaint. Stage 2 Your named contact will then investigate your complaint and will send you a detailed written reply, including their suggestions for resolving the matter, within 10 working days of us receiving your complaint. There may occasionally be circumstances out with our control which prevent us from adhering to this timeframe. These include: – • when the office is closed for public holidays; • where adverse weather or sickness has led to staff shortages; • where we cannot respond in full without the input of a third party (e.g. contractor, landlord, tenant) who is not available; • where we cannot respond in full without visiting the rental property and the tenant is restricting access; • where we cannot respond in full without the input of a key member of staff who is not available. We will contact you if we are unable to respond within this timeframe and let you know when we aim to respond by. Stage 3 Upon receipt of our response under Stage 2 above, if you are still not satisfied, you can contact us again in writing and we will arrange for a senior manager to review the decision. Stage 4 Our senior manager will write to you within 10 working days of us receiving your request for a review, confirming our final position on your complaint and explaining our reasons. Stage 5 You may apply to the First-tier Tribunal for Scotland (Housing & Property Chamber) if we have breached the Scottish Letting Agent Code of Practice and you remain dissatisfied once the above stages have been exhausted, or if we do not process your complaint within a reasonable timescale.
