Awful. We told their senior valuer the price we wanted to achieve - it was well within the average for our area- and even negotiated a discount on their fee in his words to “incentivise” their team to reach or go beyond that.
He was said they would organise an open day to get viewers in - that was their “business model”.
We agreed to pitch the asking price lower than we wanted to achieve in the belief that an open day would be sorted not long after it hit the market.
We didn’t receive one phone call from them by way of introduction. A viewing was arranged and we dutifully left the house. When we returned later we expected a phone call to let us know how it had gone. Instead when I was checking my phone they had emailed to say the couple had cancelled their appointment. No one had bothered to phone us to let us know.
A fortnight after we had been on the market the woman charged with selling our house emailed with “options” - suggesting we should consider dropping the price by £20k. She also said buyers would compare ours, a beautifully developed turn-key house, with a shell of a “doer-upper” down the road which was on the market for £100k less. I pointed out it was like going into a car showroom & comparing an old jalopy with a saloon in mint condition.
Only a few days before we had gone in and the owner had said it was very early days and everyone should be relaxed and calm.
I went in after receiving the "options" email and was firm, direct and to the point.
It transpired they had no knowledge of the price we wanted to achieve, hadn’t spoken to their senior valuer and didn't know that he had offered a discount on their fee if that target was reached or bettered.
The owner ended up saying he understood why I was so unhappy, and agreed their communication had been poor. I also asked why the valuer told us on November 8th that there would be an open day and that by December 1st nothing had been arranged.
The owner said that they hadn’t held an open day in two weeks.
They use words like "bespoke" and "dynamic" in their brochure. In our experience, they were anything but.
Poor communicators both internally & externally.
We decided to come off the market partly due to their ineptitude, but also in the hope that in 12 months tue market & confidence will have picked up.
