Gavin Kerruish of MTM Property (my agent) has managed to deliver an outstanding service, and always with a friendly smile. Upon matters that needs to be dealt, such as furniture fix or any sort of upgrade, he gets it done, and gets it done fast. Although not every e-mail gets its reply, and not every situations are flexible, Gavin always finds time to ask how are our living conditions from time to time, and ask how could they improve their services. He shows great care to his clients and always try to make time for his clients (which is understandably very difficult since he probably has many clients) It wasn't Gavin alone, but as well as his colleagues. Incidents which requires immediate attention while he was away was very well taken care of --within 30 minutes after calling about the urgent situation, a knock was heard from my door from a man who came to fix it. Also, when I went into the office seeking for help upon another issue regarding letting properties on behalf of my friend for advice, they were very happy to give me advice, although the issue was regarding very poor treatment from another letting agent Currently, me and my friends decided to stick with MTM and the current property, for we believe that MTM property provided us a service that greatly surpasses many of their rivals such as Cambridge Residential (based on very poor personal and experiences of fellow university students). MTM Property has shown reliable and quality service throughout the 1 year of my stay and I hope they continue this throughout the foreseeable future.

Nov 1, 2015AVOID THIS COMPANY AT ALL COSTS! Despite being a house of multiple occupancy none of the bedrooms had locks. We had to pay around £180 for these to be fitted. As if this extortionate price isn't hard enough to justify, two of the bedrooms with locks did not even have fire alarms inside which is actually a breach of health and safety. Our washing machine broke with in the first week and it took well over a month for them to replace it – after sending out their handy man several times only to tell them it couldn't be fixed. One of the rooms suffered severely from damp and it took a long time and several ‘inspections' despite the fact there was green mould on the wall for them to provide a dehumidifier. Anyone and everyone seems to have a key to your house and they will come in without warning. An electrician/ someone to fit a new fridge / furniture delivery. The admin team is unprofessional – they had to delay our moving in date and instead of putting the rebate of rent in the joint account we pay our rent from, they put it in one housemates personal account without notifying any other housemate. Other letting agents also allow tenants to pay their rent from each tenants individual account but MTM struggle to be able to organise this? As for getting your deposit back.. One key was returned back the day after the inventory (I appreciate this should have been done at the time) - they charged £18 to get a new key cut. We were charged £300 for a gardener to cut the lawn the size of a postage stamp. We left the house in the same clean condition in which we found it yet were charged £180 in 'professional' cleaning fees. When asked for a breakdown of the charges they claimed it took one hour to clean a shower and another hour to clean a hallway which was barely a square meter in size. Warning to all new tenants- take pictures as you leave. Furthermore we were charged for removal of rubbish that was there when we moved into the property but unfortunately we had no evidence of this. MTM take advantage of students. The staff are polite but its' no wonder considering how much we line their pockets. AVOID.
