The following issues were noted and walked through the issues with Manners on day 1 when we moved in. They said they would have cleaners come by to clean as they agreed the property is not up to standard. Yet after several chasers and conversations, Manners did not take any action and we were left to clean and sort out the property ourselves. A few months on, Manners did not acknowledgement the issues even thought I had written email trail with them where they said they would come by to fix the issues. They then said too long a period has elapsed for them to come by at a later stage. I was even left to clean the old food waste caddy from previous lessee which had non-qualifying food waste such as liquids which council did want to collect which I then had to arrange removal at my own cost. As a view these were all the issues that were noted, yet no action was taken by Manners: - The carpets were not washed or properly cleaned as there are several places where hair is visible, specifically in the rooms we can see long black hair on the carpets - Food (or some object which smells) in the heater near the front door - Doors with glas on at kitchen and living room, glas needs cleaning - Family bathroom toilet seat not properly cleaned - Door railing in medium bedroom not properly cleaned - Limescale/Mold in bath at plug not cleaned - Fridge not properly cleaned - Coffee cup stain on window shelf in living room (bay window) - Curtain bottom fringe has yellow marks on it at the back - White curtain at bay window has stains on it - Chipped paint on white wall in kitchen (3cm x 2 cm) - Family bathroom toilet seat is worn out and needs to be replaced (rubbers under seat are worn trough) - Grout needed to cover 4cm x 1cm gap between tiles and carpet/wall in kitchen area - Kitchen cupboard not properly closing, top right of wash up basin - Small cupboard door behind front door does not properly close, or if closed does not align with closed position on both sides - Crayon marks on wall at kitchen entrance - Paint touch up patches on wall visible in small bedroom - Paint touch up behind main bedroom door (on the door of the closet) - Window looking onto garden top finishing half painted - Chair scratched agains wall in kitchen,(below chipped paint on white wall in kitchen (3cm x 2 cm) - Dishwasher limescale build up should have been better cleaned
Fees were high compared to service received and no acknowledgement of issues on check in - even thought these were walked through with Manners whom agreed to resolve the issues on day 1 when we moved into the property
