We are first time landlords and are really happy how the rental of our residential property is going. We viewed the property last week and were impressed by how the tenants are keeping it well maintained including the garden and driveway. To arrange the viewing it was very easy with Fielding and they always let us know if anything has gone wrong with the property or whenever anything needs fixing.

I have been renting from Fielding for 7 years now.
The service is fantastic, any problems in the house are dealt with promptly and efficiently.
A couple of years ago when the house was sold they even managed to find a buyer happy to keep me on as a tenant, causing no disruption to me and my family.
I wouldn't use anyone else.

When I needed to re-let my investment property, I received expert guidance and support from James. This was my first time using a letting agent and I was most impressed with how quickly they found me an excellent tenant, as well as arranging all the safety certificates and other documentation. After self-managing for the last couple of years, I have realised how much easier it is to use a professional agent, especially one who is as friendly, approachable and proactive as Fielding Properties is. Their fees represent phenomenal value for money but the peace of mind that they give me is priceless - highly recommended.

I'm letting one property with Fielding Properties. I work overseas, so for me the most important thing is that my property is managed with as little of my input as possible, and that the tenants are happy. I'm really happy with Fielding, as the service has been very personal, so I don't email an anonymous inbox, but I deal directly with Kerry or Nadine. I'm a first-time landlord, so I've really liked that they've held my hand through a lot of the admin that I wouldn't have known how to do. They found me a tenant within a short period of my property being on the market and organised all of the checks and maintenance with practically no effort from me at all. Since my tenant moved in, I've had one maintenance issue rapidly dealt with, and all I had to do was give the go ahead. At this stage, three months in, I feel like my rental is just ticking away in the background, and I can basically forget about it, apart from seeing the monthly rental income. For me, this has been very successful.

Having used Fielding Properties as a landlord for several years now, I can safely say they are one of the best agencies I have used. The staff are exceptionally professional, polite and all round lovely people. They are quick to answer queries and fix any issues that occur within the property, and they look out for both tenant and landlord, which I think that is the best way to be. I wouldn't hesitate to recommend Fielding Properties or use them again in the future for anything property related.

We offer our landlords a very simple, transparent and highly competitive fee structure - a one-off set-up fee of £300.00 when we first let your property, a monthly management fee of 12% of rent received thereafter and £200.00 for any subsequent re-lets. And that's it - inventories, inspections, documents and referencing is all included in our management charge so there are no other fees at any time, ever. For those landlords wishing to self-manage, we also offer a Tenant Find service for only £450.00, including all marketing, referencing and production of the AST. (Please note - all fees are plus VAT @ 20%) .

We offer our landlords a very simple, transparent and highly competitive fee structure - a one-off set-up fee of £300.00 when we first let your property, a monthly management fee of 12% of rent received thereafter and £200.00 for any subsequent re-lets. And that's it - inventories, inspections, documents and referencing is all included in our management charge so there are no other fees at any time, ever. For those landlords wishing to self-manage, we also offer a Tenant Find service for only £450.00, including all marketing, referencing and production of the AST. (Please note - all fees are plus VAT @ 20%) .

Before submitting a tenancy application, please discuss your exact situation with us and – most of the time – we will be able to give you a good idea of whether or not we can help you, as long as you are honest and tell us everything upfront (we’re going to find out anyway, so you are wasting both our time and potentially losing your holding deposit if you don’t). A holding deposit of one weeks rent is required with each tenancy application, which will form part of the (typically) five weeks security deposit due on signing the lease. A property will not be withdrawn from the market until this is received. A holding deposit will be forfeited if – * The tenant withdraws * The tenant does not take all reasonable steps to enter the tenancy * The tenant fails a right to rent check * The tenant omits information or provides misleading information which materially affects their suitability to rent the property Please note that a guarantor may be required in some circumstances.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
Complaints Procedure
If you have a problem relating to the service you have received, please discuss this at the earliest opportunity with one of our members of staff. Our aim is to deal with your problem sympathetically, fairly and quickly. If you feel that the matter is not being resolved to your satisfaction, please ask to speak to a Manager. The Manager will try to resolve the matter on the day you raise your complaint, although whether this is possible will depend on the complexity of the complaint. If the response by one of our Managers does not resolve the matter to your satisfaction, you can ask the Manager to refer the complaint to our Director, alternatively you can write to him: Fielding Properties, 8 Sheaf Street, Daventry, Northants, NN11 4AB Alternatively, you can email james@fieldingproperties.co.uk A letter of acknowledgement will be sent to you within 3 working days. It will also: Set out our understanding of your complaint and state when we will be able to reply in greater detail. You may also be asked for additional information if this is required to assist resolving the matter. Your letter should state why you are still dissatisfied and what further action you wish Fielding Properties to take to fully resolve your complaint. The Director will fully investigate your complaint as quickly as possible. In all but exceptional cases, by the end of eight weeks following receipt of your complaint, Fielding Properties will have given you its final response in writing.
