Initially I invited Purple Bricks, Foxtons, John Payne and Conran to value my flat. Purple bricks I felt overvalued, their system was far too complicated with no way to estimate costs accurately (too many add ons). Also the agent who was to do the viewings, I felt just overvalued the property, in order to get the commission, and then I wouldn't get any viewings. John Payne, but I just didn't get on with with, lack of enthusiasm. Conran, initially, came in a little too conservatively on sales valuation for my liking. So I started with Foxtons who gave the median valuation. After Foxtons wasted 6 months (no offers, 6 viewings in 6 months), regularly asking me to drop the price - a well known tactic of theirs, I switched agents to Conran, on a recommendation of a trusted friend. They literally sold subject to contract the flat within a week of putting on the market, at very near the top of the guide price we'd negotiated for the listing. The sale had some hiccups, as most sales do, but Conran just never gave up, always came back positive and did not make themselves part of the problem, more so the solution (or at least part of it) in all cases. They were able to anticipate potential issues and mitigate them in advance - only experienced and competent individual/companies can do this. I think the main selling points of Conran for me, that I'd like to share are - capability, experience, time in the business and professionalism. One thing I had reservations about was not being able to reach individuals by mobile, but it all worked out fine, I was able to contact people via the main number, call back or email. In contrast Foxtons do have mobiles, which they do often answer, but Foxtons utterly failed to sell the property *in a seller's market*. So, I'll take the agent who're capable of actually selling my property, against my perceived reservations - the only thing that actually matters in property sales is getting the property sold, competence is king as far as I'm concerned, especially when it comes to money. Special thanks to Hayden, who is one of the best salespeople I've ever met, a man with a very bright future I hope.
