They are terrible at communicating. Whenever we rang them, they either did not pick up the phone or they said the person who is dealing with our sale was out of the office.
In the end we decided to take our property off the market with this company and list it with a competitor and Entwistle couldn't even manage to take it off the market in a timely manner. It took them 2 weeks to remove their for sale sign and remove the online advertisement.
They do not vet the people who put in offers to buy a house thoroughly and as a result we had 3 people who put in offers, wasted our time and then pulled out when they could not secure the funds.
Honestly DO NOT waste your time with this branch!

They are scammers and always trying to fool people to get some many in any possible way. Also don't sign any paper from them with out consulting a lawyer and read it very carefully.

I have bought, sold, and rented out property in the Lacaster area since 1965 and have, on almost every occasion, used the services of the Lancaster branch of Entwistle Green.
My experience has been entirely satisfactory. The branch has been and is run by top class, highly professional, caring individuals who have not only processed my requirements but also provided frequent clear and helpful advice.
My only negative experiences have been - on a couple of occasions - with Headquarters, who I found excessively bureaucratic and, frankly, unhelpful.
I am no management guru but seriously wonder if the time has come to begin some degree of decentralisation (universally, not merely in this industry) so that the local branches which, by definition, know the local market best, have greater autonomy.

Entwistle Green found us a buyer within 3 days. However the solicitors involved in the transaction were completely useless and refused to communicate properly.
Kim acted as a go between, allowing me to know what was going on and enabling me to push the transaction forwards.
The whole thing took almost 5 months, and during that time, Kim was patient, understanding, professional, knowledgable and willing to go the extra mile.
I can't recommend her or her team (Roger and Christina) highly enough. They have been absolute superstars!

Louise and her team (lettings) were extremely helpful while dealing with a previous difficult tenant. Not only they found me a superb new tenant but they also help me recover the deposit back from my "difficult tenant". I would not have done it without their help (it went through the small claim court).10 out of 10 for professionalism, good advice and helpfulness. Highly recommend for landlords and tenants! I don't recognise any of the negatives from other reviewers. I had fantastic service from Entwistle Green particularly Rodger and Kim. My house sale was complicated by the fact it was sold to a company but Entwistle Green could not have been any more helpful and I felt well looked after - they advised me of news instantly and were in constant communication with the purchaser and solicitors on my behalf. I would not hesitate to recommend them.

I am a client of Entwistle green since June 2016.They are selling my property.In meantime I decided to rent my property out.Used their services and opted for full management,what a big mistake.Terrible service,did not comunícate with me,book appointments,don't have the courtesy to inform me.Did not take reading of electric meter , constantly misinforming me.Did not state about deposit how is concluded how much deposit for my house need to be paid.The list goes on.

The property this company has managed for some 20 years - owner living in Japan - has been allowed to deteriorate (tree growing from sewer pipe / burst / spat refuse over adjoining properties ) to extent that it appears any tenants are better than this company not making an income on this 230 year old cottage in the heart of the conservation area.
For previous 5 years there has been a sequence of low-income / benefits tenants culminating - this last 2x lets / 12 months - with drug & alcohol addicts from the Rehab facility some 2 miles further up Littledale. The house has been turned into a veritable drop-in centre for addicts on their way to/from this facility & for those no longer in residence who are bound to stay within the Lancaster area for a certain period in order to claim their state benefits.
Elderly neighbours have been mortified, some scared by what they have experienced & seen, now frightened to leave their properties unattended for any time - one tenant drunk/high nigh from the day of occupancy- and all this taking place within 50 yards of local village Primary School.
Entwistle Green have called residents who have complained bigoted / discriminatory / witch-hunting / lacking compassion. Some residents are medics! They have spent their lives working in the NHS / mental health!.
Many residents have lived in this locality for 30 / 40 / 50 years - there is general agreement that very few inspections have ever been undertaken by this company. They have never upheld the NO PET stipulation of the owner - the addicts all have dogs even today - and, most consequentially, for neighbours, this company shows complete distain for the feelings, worries, cares of residents whose lives & properties have been completely upset & disturbed by the lax & cavalier procedures of this letting company.

1. I was told on the first property that even though someone else had applied before me that day, if I also applied that day I've be given fully equal rights, but only if I applied the very same day. I duly did that and one week later (after a second viewing to measure up) I was told the property had gone to the first applicant because they work on a first come first basis. I'm not sure what this was to server, possibly ensuring backup incase the first dropped out?
2. On the second property, I was told before even walking through the front door that if I signed now, the property was mine. Maybe let me see it first, Mr Eager?
3. The third property is where things get bad. I had many questions which I wasn't happy about with the rental and stated to the agent that I needed questions to be asked to the landlord. They said they were unable to this without a completed application form and payment form. They also told me that they had a queue of people waiting to take the property on the Monday and I'd lose it if I didn't sign the form. I wanted the property so I felt forced into signing. Note that this heavily breaches 22a of the code of conduct, about using undue pressure to force someone into making an application before they are ready to do so. Almost two weeks later, the property is still available for rental so maybe the queue pulled out?
4. Even though the agent could not meet the terms I'd required in the viewing, they took my application form as an actual application and charged my card £206, they have confirmed in writing that they have no intention of returning this money.
The ethics of this agent are simply outrageous. I have spoken with former agents from this branch who now work for other agents, they have confirmed that this office work on a small basic wage with performance based bonus system, where it pays the agent to be as heavy handed as possible to make the deal. I am disgusted by their behaviour and will be taking my complaint to the ombudsman and also to the local press. Please visit my facebook group if you would like to share your experiences.

WE rented a house from Entwhistle Green and we have had a terrible experience. So many problems with the property including damp patches. Mould in the bedroom. Non working hot tap in the bathroom . Be aware of excessive charges too. They charged us £100 admin fee to put our rent up!

Charges fees for anything and everything - hideous application fees, fees if you can't make an inspection and they have to reschedule, fees if they have to hire someone after you leave, fees if you want to stay (over a hundred pounds to change the date on a document and sign it again - what a rip-off!), fees if you want to be free of their fees and move somewhere else. Not the most incompetent agent in the area, but by far the greediest. They're lucky they're not in Scotland where such fees are illegal and no longer tolerated, because they'd be paying out thousands.
