Received our full deposit back minus a small fee for cleaning the oven.

Overall a really positive experience. All staff were helpful and went the extra mile for me. I had one or two minor issues which were speedily resolved. As the property was a managed let, the solicitor requested copies of certificates, guarantees etc. which I did not have......not sure how this could be overcome, perhaps by ensuring the Landlord automatically receives these documents. Once I requested them they were forwarded to me very quickly.

My experience with Pat Robson has just been for 18 months. In summary, the property manager was easy to get in touch with when necessary.

Whenever there was an issue, from a leak in the ceiling to getting some replacement equipment, Laura quickly got it sorted for us and was pleasant the entire time, keeping us up to date if there were delays. Definitely a 10/10 for service and will definitely go through them again in the future!

Through out the year Laura was very easy to contact and did her best to sort out any maintenance issues as quickly as was possible, including a new mattress and desk the next day after we asked.

Holding Deposit (per tenancy)
Holding Deposit - One weeks rent will be taken to secure a property and will be held for 15 calendar days (unless otherwise expressly agreed) in order to complete all tenancy documents. This amount will be attributed to the first month's rent following the execution of all tenancy documents within the 15 calendar days of receipt of the holding deposit. This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 Calendar days.Security Deposit Equal to five weeks rent - this covers damages or defaults on the part of the tenant during the tenancy

Lost Key(s) or other Security Devices - Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant(s), landlord, Agent and any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s), including attending a call-out for re-entry.

Early Termination (Tenant's Request) - Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy.
