Long story short - applied to rent a house - Sat 14/10/2023 - call from Adam Scarvaci at Reeds Rains to say application had been accepted by the landlord move in date 28/10/2023 - so excited spent the weekend packing - Tues 17/10/2023 - call from Adam Scarvaci at Reeds Rains to say house had been up for sale as well as to let and owners had received an acceptable offer from a buyer so cancelled my offer and were now selling the house, this is not acceptable behaviour, how can they get away with treating people like this? I had an application accepted on another house and turned it down now that house has been taken by someone else, it is beyond belief that they can get away with this!

I had cash to buy, but was never offered a viewing
When I rang them for an explanation, I rang 3 times & was told sales would call me back. Surprise, surprise, I'm still waiting! I would never give them my custom. Maybe could do yo be learnt some Customer skills. Absolutely appalling.

Absolute con artists.
You sign a document stating rules etc. I briefly remember one of the pointers being "check out fee" but no actual figure of how much this was. To be horror I am sent a bill for £120. Apparently this is to pay for someone to walk around the house and check it is okay. Did I mention the landlord pays the same? £240 for a ten minute walk around? Really???!
I then received the report back stating several issues such as lampshade missing (even though it was there but in a different place) damp and mould of front and back door (how and why that is the tenants fault is beyond me).
The landlord then came back and stated she wanted £60 from my deposit because I had left my grass cutter in the garage (a phone call about this would rectified this as I forgot about it); apparently she spent 8 hours cleaning the property??? Due to the damp and mould from the doors. The house is old and both doors are old and not fit for the amount of rain water. She then also complained I had smart meters installed "without her permission" clutching at straws there, as smart meter does nothing to alter the property in any way!
And aside from that I lived in this property for a year and 7 months of that I lived with a rat infestation!!! I was simply told to just go get some rat poison (even though I had a 5 year old, like you want rat poison with children inside) and some traps?? They did absolutely NOTHING until i reported it to environmental health.
The whole agency is a complete rip off with hidden costs. I won't ever rent with them again or recommend them.
Taking that extortionate amount of money plus £60 (conveniently a very rounded amount) off a single parent right before Christmas must make them feel really big!!

Repeated complaints of damp were made and ignored.
Only when environmental health and citizens advice were contacted did reeds bother to do anything. The only thing they did was harass the tenant. Not make repairs.
On leaving reeds rains continued to harass the tenant and demanded payment for cleaning, despite cleaning being done by the tenant and the dirty state it was leased in.
You will not get a straight answer out of them.
I could not recommend them less.
