We have been renting a property with Northwoods for just over 1 year. They are by far the best in the industry in terms of service delivery, commitment and a willingness to go that extra mile . I have been given an excellent service. I have the Guaranteed Rental Option. My house has been looked after for almost 10 years, and during that time they have been very professional and helped with all aspects of renting. Repairs have been discussed, I have been able to carry them out, or get my own quote and then compare with their quote, to get the best price. They have gone above and beyond to help me make the most money for my property.

The guaranteed income scheme means you get less than you would on a traditional arrangement, but for peace of mind it is worth it. I achieved the goal of walking away from the house and just watching the money come in.

We originally rented, and then after three years sold our property, all through Northwood.
From start to finish, the whole experience has been wonderful. The ease of the original rental, the management of our property during the rental period was so painless. Any issues were dealt with swiftly, and without fuss or bother. This was especially important to us, as we lived oversead.
At the end of the rental, we had decided to sell our property. The girls made a seamless transformation from renting to selling. They kept us informed on a regular basis (often ahead of our solicitor), of progress. This carried on until the final exchange.
Should we return to the UK, and need to rent or buy, we would certainly use their services without a second thought.

Most expensive fees I have come across I have rented via several other better and cheaper agents, your move Harrt, Foxtons, Strutt and parker. The Fees are so high as they gaurentee rent to landlords. Once the deposit has been returned I will be sending you my full complaint. All communications between us via email will be sent to your landlord to review. I am sure he will be pleased to see you just assume all mould is caused by condensation and the tenants and will not send a professional to look at this but rather send out a leaflet on condensation, with no further checks as to the cause. which has been managed properly by us. Another sign that you are not taking good care of his property.

Told us there was and has never never damp or mould, which they still maintain is the case.
Charlie also said the property may allow pets but then I ask to have the pet and they say no so spent over 6 months without my cat.
He also forgot to get us to sign some paperwork and returned back at the house the evening we thought paper work had been completed. Dripping in sweat Gasping for breath as he has clearly run back to the property on realising this. Not sure if he still works here but the most incompetent person i have ever met.
Northwood blame everything on the tenant, IE mould they respond with a carefully worded email saying Mould and condensation are a tenant issue. they didn't bother to check if there was a leak or any sign of rising damp.
Evicted us for late rent payments but payment were never more than a few days late and only ever chased me after the 4 month point, there was an issue with the standing order and i had to keep asking them t confirm if it had been received. This is wrong of us yes but they guarantee the rent to the property owner and their landlord.
They then call us saying the landlord is unhappy as he needs to pay his mortgage. This is misleading / a lie.
Northwood are our landlord.

After speaking with the real landlord,
Northwood's landlord, he is unaware of any late payments was shocked to hear we had been evicted.
There was this really awkward moment where he asked why we were leaving and that he hoped there wasn't anything wrong with the property and we had to say because you evicted us for late rent payments. Needless to say I am sure you will hear from him as well.
Northwood book viewings in an assume its fine, they should check with us first but did not.
When i asked to rearrange they said "the landlord is disappointed the viewings been moved". He knew nothing about this either. Nothing in writing or by phone however i did state to contact via email.
No confirmation of the checkout time or day. Claimed a letter would be sent but it wasn't.
The eviction letter was also incorrectly sent this requires proper postage they shoved this through our door personally at the last minuite almost as if they forgot to evict us on time.
I appreciate northwood is my Landlord, but Nothwood using the term the Landlord implies one person and also not referring to yourselfs.
They could just say well we are unahappy as your landlords. or Northwood are unhappy we cannot pay our landlord. Would have been the non-misleading thing to say.
We have been evicted by "the landlord as he is sick of not being able to pay his mortgage on time" This is some kind of lie one way or another, northwood are our landlord and have no mortgage to pay. Their landlord and the property owner is guaranteed rent by them so his mortgage is never late.

Northwood took over the (Letting) management of my property from another agent who was so abysmal they'd thought the whereabouts of the keys to the property at the end of the Tenancy where not their responsibility! Truly shocking.
The Tenants had not only made off with the keys, but left the property in a very bad condition, completely unlettable.
Step in Northwood, who came to my rescue and within a matter of days had arranged for an army of tradespeople to start repairs & renewals (and changing the locks!).
In very short order, the property was fit for habitation again, and very quickly Tenants were found.
There were no further issues once the new Tenants moved in that Northwood couldn't handle.
Everyone in the Basingstoke office has been totally professional, courteous, and willing to go the extra mile, a rare thing these days. They have treated me as an individual, and adapted to my situation accordingly.
Such is the confidence I hold them in, I've now trusted them with the sale of my property. This is also being dealt with professionally, with good communications, and going the extra mile.
I really appreciate what they have done for me, and wholeheartedly recommend the Basingstoke office as a model of professional integrity rarely seen amongst their peers.
All Estate Agents should strive to be this good!

They are very honest about every situation, i can trust them 100% with my property and with any advise i look for.
I can't fault the service at all and its really nice to be pleasantly surprised by the attitudes of the staff here, elsewhere has been quite pushy and very sales orientated, meaning when the sale (Tenant is in) the customer service falls and they aren't interested in helping you. This isn't the case with Carly and her team at all. I couldn't recommend them enough!

We recently bought a property as an investment and chose to let it through the Northwood Guaranteed Rent Scheme. The amount of monthly rental income Northwood were offering was surprisingly good and whilst we could have achieved more by letting the property ourselves, I think in the long run we are better off due to not having the extra cost of finding/vetting tenants and non income periods whilst the property is empty. Also the management of the property has been excellent. They are quick to respond to issues, always offer an option for us to resolve the issue or let Northwood resolve it. This investment has become very much hassle free.
