High in comparison to other agents, but I do feel the marketing photos were worth their weight in gold and you are able to speak to any member of the team to get an update, not just the 1 person handling your property sale.

I was impressed with the entire team at Ryder & Dutton. I got regular updates and information about my sale - more than from my solicitors who needed geeing up constantly - and they were always happy to answer my questions - and I had a lot.
The marketing photographs were amazing - after seeing how other agents present properties for sale, believe me, Ryder & Dutton are the best. I am sure these photos were pivotal in getting such a quick offer.
I really appreciated that any messages were left on my phone as I was unable to answer during business hours. I was able to call back up to 8pm and the person on the end of the phone was able to consult my file on the computer and let me know what it was about. I could then leave a message for the person handling my file. This was invaluable as I worked 9-5 and could never get in to see anyone personally. It was also brilliant when I moved away from the area and could not get back regularly to visit in person.

We dealt with both Lisa and Pat during the purchase of a property.
It was a little complicated as the property required registration with the Land Registry before completion of the sale.
Both Pat and then Lisa kept us fully informed throughout the process, usually telling us what was happening before our own solicitor had managed to report back to us.
We were very happy with the Ryder & Dutton team. We have used them before, and hope to do so again.

Ryder & Dutton are the most professional and experienced Estate Agents we have ever dealt with. From day one they have nursed us through a very difficult and stressful time. In particular Pat Boycott has acted with complete professionalism and used her obvious vast experience to enable us to be in our new home from today. She kept us fully informed throughout the process, always returned calls and emails and made us feel special and important and not just another client. When Pat moved from the Middleton branch towards the end of the process Lisa Royle finished off in style. We cannot praise Ryder & Dutton highly enough and would not consider using any other Estate Agent in the Blackley/Middleton area.

It's a difficult time selling a parents house while your struggling with bereavement.
The team at Ryder Dutton particularly Pat Boycott were amazing. They were efficient and effective and made the whole process work.
We got two valuations from Middleton estate agents, the first undervalued the property by £50,000 pounds compared to Ryder Dutton who were spot on.
The house sold in weeks with Ryder Dutton handling all viewing and offers very professionally. The buyers solicitors were slow (verging on slovenly), it was Ryder Dutton who chased them up and kept it all moving.
I can not recommend them highly enough.

The day my house was open for viewing I was put at ease by the two ladies from Ryder & Dutton. They helped relax me. I have lived in my house for 46 years, so it's a big deal for me putting it up for sale.

Pat has been an absolute delight in this whole process. Any time I had any issues or queries, she would respond instantaneously via email or telephone, and even when there were no updates, she still called me to let me know. With the level of stress you have during a property purchase, you need someone like Pat to put you at ease.
I really would recommend that if you are selling your house, that you use Ryder and Dutton because I'm sure, you and your future buyers will appreciate the professionalism of this company.
