I have had nothing but great experiences when dealing with Albany. The friendly, quick, and professional responses I receive whenever I contact them with queries is excellent. We have done few renewals until we bought outback own house, when we left the property we had our deposit without any deductions and check out report was given with the photos.
I would definitely recommend them and frequently do to my friends and family.

Avoid like the plague. Problem after problem. Unable to get things repaired in a reasonable time scale. Book the same people to deal with faults, wait in all day and they don’t turn up. The icing on the cake is that they tried to not return the deposit and wanted to charge another £1500 or so to have the house internally painted?? It was there people who inspected it??? Got the deposit back 6 months later from DPS but around £450 was deducted to get rid of rubbish. This comprised of a fairly new BBQ and patio tables and chairs. Which are Still at the property for the new tenants !!! What a joke of a company. They deserve to be named and shamed !

Where do I start? We agreed on a rental amount and I was assured 1200GBP which never transpired. We agreed to 12% commission per month which was stolen at the start so I did not get any rent for 2 months as there were hidden extras as well as this theft. They allowed the tenant to change the locks, decorate the house BEFORE the tenancy began which negated my Insurance cover,all without my permission. They proceeded to tell bare faced lies to me via email as I lived far away and deny this had happened yet when my Builder went in they admitted it. I stopped using them immediately and suffered a loss but I had lost my faith, I tried to take it to the small courts and they were still undeterred. They have no idea of professionalism and they are a shame to letting agents. I sent 40 emails to zain and he did NOT respond. What goes around comes around. Once a liar always a liar! DON"T USE THESE COWBOYS. YOU WILL REGRET IT.

Having first told the agency of current situation and in need of a quick process. The Agency reassured me it was possible to complete renting process within week. To the point one of the staff mentioned stop calling we will call you. When the tenancy date arrived they still were saying everything is being processed - resulting in me having to book into hotel till they sorted it out. The next day they withdrew the application.

I had an awful time with previous tenants and was looking online for a new estate agent. I saw this agent and left a message to call me. They contacted me within a few hours and the same night came to view the property.
I began to read loads of bad reviews online about this agent and was really reluctant to use them after my previous bad experience with a rogue estate agent. However, the agents were so honest with me about the company background and why there had previously been bad feedback I decided to give them a shot. I felt they really understood what I needed in a tenant.
Within 24 hours I had calls wanting to view the property and within a week I had a signed contract with the type of tenants I had requested. To date, and it's now been around 6 months, the service has been excellent.
I went to visit the tenants who were content in the property and I no longer have to worry. my rent is paid in monthly without any issues and I can now sit and relax. Thank you Albany.
Please remember, most people that have a good service fail to remember to go online and support the service. I WOULD recommend Albany to others

As we liked a flat in barking, we went to pay da holding deposit. They took £500 and told us to submit our documents in 2 days. But they were asking for some random documents . And they put property back on market again for rent while referencing process is on. I acted like a new tennent and called them for viewing and they asked my details. I got pis*** off. 2 days later , they sent a email to let me know that our application was rejected. They didn't give a reason when I went to see them. They said to email them and they won't refund a single penny.

I have been renting out my property in Barking for 9 years, my tenants emailed in in distress because they found my property up for rent with Albany on Rightmove, god know how they got photos and details and set there own monthly rental of £1600, I have not instructed Albany to rent my place and called them up as a tenant and asked them about the property, they informed me it was a lovely house and they had a lot of interested but it was let that morning, I explained they were not honest and the property was mine and not up for rent and wanted an explanation, there manager was on a long lunch and would call me back.......still no phone call. Apparently they put up bogus property to entice people to call them, they are a bunch of cowboys!

Albany rented our flat out to a lady and after a year I was informed that this lady had moved and somebody was trying to change the name on the council tax. The lady herself said her mother was moving in though albany claimed the previous lady still lived there. This lady eventually failed to pay rent for six months which was hampered by albany serving a section 21 without telling us and not doing anything after the notice finished. We then find out she is dss which we didn't know. All this time albany claimed they were making inspections. When we finally got into the flat this week the tenant has been subletting and built two rooms in our warehouse flat! The agent failed to notice this build and commented they thought it was strange being a two bedroom flat when now it's a four! Tenant has discarded a room full of furniture and albany have conveniently lost the inventory. Zain the manager is obtainable and they are not allowed to give his number out. We have lost six months rent because of their negligence and following through on things. If anybody has same experiences please contact me. Albany claim no negligence and have dropped their management now, still withholding our keys.

i complained about it to a guy called Zain who said'' he was the manager there and just staff and then i find out that he is the owner of Albany.
when i found out he has been defrauding me i gave Albany notice to leave, but because they had the my house key they put a new tenants in anyway and charged me £1000 and now i'm having problem with that tenant.
please please don't use this company...

They are con merchants and there is nowhere to complain about them unless you go to the newspaper and when I threatened this - they got nasty. Please avoid at all costs
I had to pay out 2000 pounds to rectify my property

I would like to warn all landlords to stay well clear of this company especially a man by the name of Zain who has defrauded me of my £1000 deposit which was never returned. Comments (2)I would like to warn all landlords to stay well clear of this company especially a man by the name of Zain who has defrauded me of my £1000 deposit which was never returned. He has several court cases on at the moment and do not be surprised if when you decide to leave because of the poor service and find your house has been trashed by bad tenants he will shift the blame onto you and try to keep your deposit hopping you won't bother take him to court.

What agent could do to change your mind?
Return my money back as soon as possible, further legal actions will be taken.

My daugher paid this agency £1775.00 to rent a studio flat in Beckton. We made the payment on the 29th of January 2013, signed the contract and collected the house key on the 30th January. What agent could do to change your mind?
They shouldn\'t be cheating innocent people who work hard for their money. Let them just pay me back.

When we contacted the landlord, he said he had no more dealings with the agency because they are a fraud. We told him we had paid them £1775.00 and he said we should contact the agency and collect our money. When we phoned the agency, the agent we were dealing with is called 'Luther' but I doubt that is his real name, he said we should call the landlord and collect our money. I said I paid the agency directly and not the landlord so why should i contact the landlord. Prior to this, I had called the landlord who told me they did not pay him any money. The landlord said I shouldn't call him again because he did not collect money from me. I went to the agency and called the police, and the agency said to the police that I should go to the citizen's advice bureau if I want to get my money back.

Don't use this agency, they are a real fraud. I am taking this to the Property Ombudsman on Monday 11th Feb 2013. I know it might take a while but I won't rest until i collect every penny.
