Please don't trust these agents. After paying our rent on time and in full for more than four years, we were informed earlier this year that our monthly rent on a two-bed flat would increase by almost £400 to £2383pcm. This was no longer financially viable for us, so we agreed to move out on 24th June 2023.
An agent from Cedar Estates, Alex, called us soon after to say he had found a replacement tenant who wanted to move in earlier. We were issued with a Deed of Surrender - which we both signed believing our Landlord had done the same. We agreed to move out on 5th June 2023 after signing a contract with a new agent, and paying a deposit on a new flat.
We were then informed by Alex that the tenant he had lined up had dropped out due to 'Visa issues' and we were liable for the entire rent, and we couldn't move until 24th June 2023. What followed was a lengthy, five month process (as you'll see from the attached screenshots), whereby I successfully fought our case via the Tenancy Deposit Scheme. This is after we'd tried to have conversations in person with Alex, other representatives from the agent, and the landlord, to avoid this process.
They tried to charge us a £270.00 cleaning fee (with no itemized invoice), and £150.00 for a crack in the bathroom sink. Not only that, but they called Camden Council before the adjudication verdict had been reached, and claimed £98 from us in Council Tax overpayment.
It's truly disgusting behaviour during a housing crisis, and I worry for anyone who doesn't have a robust support system. I couldn't have won this battle without my parents support. I don't come from a well-off family, and it meant us spending our weekends compiling evidence - including photos and video, to prove that we had been scammed.
Please don't trust these agents - and if you do, ensure you have a full inventory and check-in inspection. Make it clear in your contract that you will not pay for a professional clean upon leaving, and you would like an inspection before you move out, and the opportunity to contest anything upfront before it reaches this stage.
I wouldn't trust Alex, or any one at this business, with something as precious as my home, or my mortgage. Victoria was the agent who contacted Camden Council and also took further money we were owed, despite the fact the adjudication hadn't been completed. Whether you're a tenant or a landlord, I would think very carefully before you trust this agent. I remember agents showing prospective tenants around the flat before we moved and they didn't even know that council tax is £179.00 per month in Camden, or that the property was essentially unfurnished. Please take your hard-earned money and go somewhere else.

Poor.

The pound coin meters will eat your cash (as they have done many many times with mine) and not credit power - comes across extremely illegitimate!
They will then not be able to send someone out on the day of this happening and you risk running out of power completely!

My feedback is about property management, I would not have written a review but the same thing happened twice.
1- I requested a replacement for my sofa cause it was in bad state. almost rotten. as a replacement, I got a new sofa so small that i cant even fit and it is an office type sofa. i removed the cushions to get more space. i lean on to the wall instead. The issue is they never requested any measurement or anything. My old sofa was bigger and more comfortable. I even wanted it back but couldnt get it. I actualy ended up regretting asking for a new sofa.
2- My fridge stopped working so i reported it. the next day they said that they were waiting for an approval from my landlord. because of my previous experience, i asked kindly to not get a smaller fridge cause it was already half size because of my space. i dont wanna get a fridge even smaller. they sent me the one that they ordered. 1- it was too big for the space i had 2-it did not have an ice box like the one before. So i sent a random fridge with ice box- saying i is it possible to get somehing like this one as i have migranes. then all of a suddeen they said they bought this one not even looking at the dimensions - this one was too narrow and making almost 20 cms will be empty on the side. I asked for them to return. they responded back rudely saying they already cancelled another order for me.and the worst thing is my old fridge was already there with a similar price. I even sent a link. so they should een have looked for a new one or check the dimensions. this all happened in half an hour. somehow all was bought. they said it will be installed on friday even if i dont like it.
first of all, they should always get the dimensions first which they did not on both occasions. and they shold try to make sure they are at least buying something worth of using by the tenant and complements the place. now some of the space reserved for the fridge will be awkwardlly empty. Is it too difficult to have a look at the dimensions while buying something. If i leave now, another tenant will also require similar things. A little consideration goes a long way. now i am scared of asking a replacement, cause i am afraid i will get something worse. property management shouldnt be just buying things to just buy things.At least they should preserve the quality of the appliance/unit that is being replaced

My boyfriend and I viewed a flat with Jordan, one of the agents. After telling him that we were not sure whether to put down and offer because the tent was high, he insisted that we did, saying that we are high profile tenants etc etc. So we did, and the offer was accepted immediately. After we provided everything they requested (deposit, documents, references etc), Jordan called us to tell us that the landlord has changes is mind and wanted more money. Clearly a lie to cover the fact that they had a better offer. Moral of the story, they pulled out knowing that the same day we were giving back our flat and leaving for 2 months to Europe visiting family. One week later, we are still waiting for our deposit back and the flat is still off the market, proving our suspicions regarding a second, higher offer. The level of unprofessionalism of these people left us speechless. Poor customer service, dishonest and inhumane. Stay away!!

I needed to find a flat very quickly and did not want to risk visiting another person's space due to Covid. Trevor found a way for me to view the flat and to agree my offer within these parameters, and ensured everything was sorted before I was due to be away for a significant period of time. Complaints Procedure
CEDAR ESTATES COMPLAINTS PROCEDURE: We are committed to providing high-quality service to all of our clients. When something goes wrong, we need you to tell us about it. This will help us to improve our standards. Our Complaints Procedure If you have a complaint, please contact us with the details. What will happen next? 1. We will send you a letter or email acknowledging receipt of your complaint within three working days of us receiving the complaint, enclosing a copy of this procedure. 2. We will then investigate your complaint. This will normally involve passing your details to our client care representative Alex Croft, who will review your matter file and speak to the member of staff who acted for you. 3. Alex Croft will then respond by letter or email, or invite you to a meeting to discuss and hopefully resolve your complaint. He will do this within 15 working days of sending you the acknowledgement letter. 4. Within three days of the meeting Alex Croft he will write to you to confirm what took place and any solutions he has agreed with you. 5. If you do not want a meeting or it is not possible, Alex Croft will send you a detailed written reply to your complaint, including his suggestion for resolving the matter, within 15 working days of sending you the acknowledgement letter. 6. At this stage, if you are still not satisfied, you should contact us again and we will arrange for another person or someone unconnected with the matter or the firm, to review the decision. 7. We will write to you within 14 days of receiving your request for a review, confirming our final position on your complaint and explaining our reasons. Should we be unable to resolve the complaint, you are able to contact The Property Ombudsman (TPO).
