Put my house on the market with this estate agent after falling for a very slick sales pitch. Rep did not mention that you could negotiate on the fee (have since found that this is possible to do). House then went on the market at £140k. After a few viewings (at which the estate agents did not bother to attend so I had to do all the viewings myself plus then had to chase the agents up for feedback as never bothered to contact me). After a couple of months of no offers I dropped the price to £135K and still did the viewings myself - eventually sold at £130k so agent had obviously overpriced valuation in order to obtain my business. What is annoying about all of this is the fact that I have had a £10k drop whilst agent does not experience any shortfall at all in their £3600 fee not to mention the fact they did not bother attending any of the viewings or, as mentioned, provide feedback. My advice to anyone considering using Dixons in general is to negotiate a drop in their fee similar to the drop in the actual sale price of the property compared to the original selling price. In my own instance I have seen a drop of about 8% on the sale price and as such would expect Dixons to drop a similar percentage but when I queried the fact that the contract has a section for percentage fees they said they no longer do percentages (not true as this can be negotiated). Annoying staff member pointed out "you signed the contract" - true, but I signed the contract for the house to be sold at £140K not £130K. Sadly this is one of those instances where you "live and learn" and I wish I had done my homework prior to going with Dixons. My only consolation is that I know a few people who are going onto the market with their own properties so at least I can steer them away from Dixons which is the type of agency that gives the industry a bad name.
The sales rep who initially comes out should have pointed out that there is room for negotiation on the fee - if a house price has to be dropped to gain a sale then Dixons should experience the same percentage drop as an incentive to get the seller the best price. The fact that the agency could not bother sending people out to any of the viewings yet still expect the same fee is also something that should be taken into consideration.
Fees should be more negotiable and should reflect the final selling price as opposed to the initial selling price which the agent tends to pitch at too high a level in order to obtain the sellers business.
