They asked us to pay ahead a agency fee and then forced us to sign a contract that said that if for any reason we don't sign the contract we loose the fee. Basically cohertion by contract. The contract is the worse I've seen in London. Everything to the agents, some to the landlord and screw the tenant. Hidden fees everywhere for everything. When we failed references they said the only way we could show we could afford the house was if we could show we had 30k in a savings account (contract value was 24k). When we did they declined it again and called us Friday at 9PM demanding two savings accounts with 60k each. They left my wife near a panic attack while I was abroad and unwilling to participate. When we asked for our money back we got rude and stupid answers from Greene and co legal, which is obviously a bunch of kids in a corner trying to wiggle their way out of being sued. We pressed charges (it's cheap and doesn't require a solicitor) and of course we had the money in our bank account next day and a phone call to apologise by the managing director. Why apologise for something that is obviously part of their plan I don't get, perhaps they were afraid of being sued any further. In the end we stayed in the house. The landlord was furious with the agents for causing all this trouble and took us to another referencing firm that approved us with flying colours. 2 days after stopping to use Greene and co we were in our new house, very happy. I hate Greene and Co. I'm currently looking to buy a house and anything that is exclusively sold by them I just ignore, even thought the house could potentially be interesting.

The agent should not have put up a fight in returning the reservation deposit, when clear defective legal title problems and other legal issues emerged, that undoubtedly affected the material value of the property. They should not also push prospective buyers into placing reservation deposits when they are fully aware that these serious legal issues may well put buyers off from completing the transaction when they come to light. Frankly I expected more integrity and honesty from them, but perhaps I was naive to do so.
