MANN COUNTRYWIDE TRIED TO CHARGE US £600 IN AGENCY FEES TO LET A PROPERTY! THEN CLAIMED THEY SHOULD BE CHARGING US £800! DO NOT PAY THEIR EXTORTIONATE FEES, LOOK ELSEWHERE! They were demanding: £150 tenancy agreement, £60 per person admin fee, £75 per person reference check, £170 inventory fee (despite the flat being unfurnished) = TOTAL £590 IN FEES! When we complained they were rude and lied saying they were cheaper than all other agents (yet in reality another agency was advertising the same property with fees of only £225!), and said we had to pay at least £500 fees or 'go elsewhere'. Even given this measly discount, they then tried to persuade us to sign an old 'good faith letter' that still had fees listed as £590! On further complaint the manager (Andrea King) even had the audacity to claim she should be charging us £400 per person in fees! She also claimed the fees are shown on their website 'for all to see', but when asked to provide a link failed to do so, and further failed to inform us of their complaints procedure (something they need to do by law). Don't believe the crap letting agents tell you. Ask about fees up front before you view, and do not pay such ridiculous fees as the real cost involved is much much lower, e.g. £20 for a reference check! Mar 22, 2012Absolute rubbish! tried to play us off against another agent and the landlord refused to accpet them as tenants. A copy of our comlaints procdure has been sent to these anonymous applicants, who we know as we never get complaints! but rather than follow our procdure they have sent abusive insults and spread lies. Fortunately we have documented evidence to back up everything they have said and done and wish them both luck for the future.

Oct 1, 2012Today I have received an invoice from MANN with their charges and they comes out at £624 and struggling to come to terms why the government won't do any thing about it. It is just plain ridiculous to find these charges and don't know where to look for to fight these charges as we have ombudsmen etc but none of them able to help us.

Oct 8, 2012In reply to Ms King, we would simply say that everything we said above stands and we are not going to be drawn down to their level in terms of talking of 'insults and spreading lies'. We feel we were totally let down by their unregulated letting agency. We also have documented evidence of everything we experienced. Thank god Shelter are petitioning the government to have agents like this regulated externally in the future, and have these ridiculous extra fees outlawed as they have been in Scotland. If you feel you have been treated badly by a letting agent, go to http://england.shelter.org.uk/campaigns/letting_away_with_it to add your experiences to Shelter's petition. With more people complaining, the government will act and agents like Mann Countrywide will no longer be able to exploit people.
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.

Could have been more honest from the start. if a landlord would prefer a different tennat that is their choice. Is their house after all. However we should have been informed, not led on. Really don\'t need the stress being 3zweeks pregnant!
