Appalling and ineffective. Withholding deposits illegally. How they have managed to stay open all the years I do not know; it may have something to do with the fact they aim at students who may not be able to get any other properties and delete all of their 1 star google reviews.

Our landlord was awful and when we told Hutton Parker, they did nothing to help our situation. We had to get the local council to get involved who then ended up threatening legal action to the landlord. I've also heard from a lot of friends that they have had a lot of trouble getting their deposit back, and after 2 months they still have not received anything!!!!

AWFUL. UNPROFESSIONAL. RUDE. All the 5-star reviews are fake, they are just the worst letting agents in Oxford. They cancelled my contract on the day of my move and made me homeless, and told me they could do nothing. They haven`t refunded me the money and it is already 4 weeks. I just had a call now, after so many unanswered emails, they told me if I don`t get paid on Monday I can go to court. They are the most unprofessional people I have ever met. Do not rent with them, like NEVER. Avoid stress and headaches. Their redress scheme is already aware of their behaviour and I hope they soon face serious consequences.

We rented a two-bedroom flat with Hutton Parker for 2 years, and it was a trouble-free experience. Hutton Parker responded promptly to any concerns we had about the property, and they were really quick to get concerns seen to, repairs made, and appliances replaced when necessary. They were also understanding and reasonable when an issue with our standing order caused us to pay our rent late in the last month of our tenancy. We never had trouble contacting Hutton Parker's staff when we needed them, and they were always polite and helpful. The flat we rented was in good condition and as advertised. Hutton Parker also made it simple for us to renew our tenancy and let us know of any changes in the rent in good time (they only raised the rent once, by �20/ month, after our first 18 months in the flat). Moving out at the end of our tenancy was also simple. Hutton Parker took �160 off of our deposit to pay for a professional clean after we left the property. We felt this was completely fair, as we had not paid for a professional clean ourselves and there were still some fixtures and fittings which needed cleaning. Our one criticism is that an inspection of the property at the end of our tenancy was not carried out in our presence, but rather after we had left. However, given the reasonable amount HP charged us for the cleaning, this is a minor criticism. Overall we were very happy with our experience with HP- they were much easier to deal with and more helpful than my previous letting agency! I would definitely recommend them to anyone looking to rent in Oxford- a really hassle-free and helpful letting agency.
What agent could do to change your mind?
There was a £60 admin fee each time we renewed our tenancy, which was not too bad. I can't remember the fees we were asked to pay at the outset, but they were not out of the ordinary for the rental market in Oxford.

I have been a landlord with Hutton Parker for many years. They took over the original company I was registered with and since then the service has been dismal.
They have not conducted an inventory and I generally have to email them on a monthly basis requesting they forward me the rent.
Last year I requested assistance in evicting my tenant who has damaged property and intimidated neighbours with abusive language. He is currently on bail for threatening a neighbour with an axe.
I have requested updates as to the progress of the eviction notice but phone calls and emails are not responded to. Neighbours have been very patient, but the long delay has been difficult and traumatic, with children being scared of the tenant.
The agency has collected thousands in commission but has rendered no assistance or support when the situation became difficult.
The agency is in breach of its own complaints procedure!
I would advise any prospective landlord to think twice before engaging with this company.

1. Repairs - Children's bedroom radiators not fixed for months and at the time of writing still not functioning.

Have been renting with this company for over a year now and am very pleased with service received. Problems dealt with quickly and staff all friendly to deal with, especially Jenny, she is always punctual with responses and happy to help. Also they have 24h call out which is great if you have issue out of hours, the fact that they have their own maintenance team means boiler problems etc dealt with quickly

I’ve been living in my apartment in Cowley for two years now, and I can safely say that Hutton Parker are by far the best agent I’ve used in Oxford. Complaints have always been responded to quickly, and the customer service is spot on - for example, when I called the office to say that the shower fixture was too low (I’m quite tall) within a day one of their maintenance team came to fix it. I also had an issue with my bed - the slats were loose and kept collapsing - and even though I was told that the landlord refused to replace it, Hutton Parker got me a new bed at their own expense. Chris in particular has been very helpful, and nothing is too big of an ask. Would definitely recommend.

Since I moved into my new property in Jericho last September, Hutton Parker have been nothing but wonderful. Chris in particular has been very helpful - I called him to advise I had a problem with my cooker, and he sent one of their maintenance team to fix it within two hours. The fact that this agent has their own maintenance team really makes a big difference - in my experience of other agents, they have often been very slow to respond to complaints, presumably because they have to find a plumber or electrician externally, which means you end up waiting for ages. They were also great when I moved in - I requested to move in slightly earlier than we had originally agreed, and they were very accommodating in arranging this for me. In conclusion, I would highly recommend this agent - I will definitely be using them again in the future

I rented with them for 3 years and their customer service was awful and completely uninterested in resolving issues. The bathroom floor was shoddy and decayed when I first moved in, was promised this would be fixed, it never was. It would be arranged and then the maintenance team never showed up on two occasions. Earlier this year water started coming up through the floor whenever I used the bathroom taps, I sent them pictures and videos of it. It caused thick black mould in the bathroom, which is a health hazard. It got so bad that I couldn't use the bathroom and plants started growing up through the damp rotted floor - no joke!! They did not deal with it. I had to get the council involved. They were awful to deal with when the pandemic meant I lost my income overnight, constantly calling and texting despite paying everything that universal credit and housing benefit gave me (it's not my fault that benefits don't cover the lower end of rent prices in oxford). They do not follow their own complaints procedure and honestly some of their staff are totally inept. They will happily take thousands off you each year but don't want to give any customer service or respect the rights of a tenant to live in a safe and comfortable home. They only care about their landlord clients. I would've moved out much sooner than I did but various financial constraints and other priorities meant I stayed with them much longer than I wanted.

Also had big issues with the return of my deposit. They had to be excessively chased before they responded to the deposit return request. I left the property in an immaculate state and was charged an extortionate amount for cleaning. Currently disputing this with them and am being totally ignored. There are plenty of reasonable landlords and management companies in the area, so I'd urge any prospective renters to avoid these guys.
