Romans in Windsor completely omitted to tell us about all the costs until after we paid our reservation fee. The manager Sam Morton actually told us that we had to take their contents insurance because we have a dog. This is a complete lie and is another extortionate cost on which they gain commission! This was on top of other cleaning costs we had to suddenly take on. They also try to flog you utilities and broadband that they gain commission on. Their fees are probably the highest in Windsor and it is nearly a thousand pounds in costs up front. They use pressure tactics and told us that someone else wanted the house and had another person arrive whilst we were viewing. We stupidly believed this and panicked offering a higher rent to secure it, again we were misled as the property is still listed. Reading other reviews it is obvious that this is the culture at Romans. It is mis-selling and like the PPI scandal it will hopefully catch up with them one day! When we complained they had misled us they tried to pay hard ball by offering a refund if we were not happy. We accepted straight away as I didn't want to deal with a company who have managers that will deliberately lie to customers. Of course it has taken weeks to get our �500 reservation fee returned and they only did so when we threatened to go to trading standards! it is only because I work in sales that I recognised their tactics, other people will unfortunately think they have no choice but to take their insurance etc. We will be reporting them to Trading Standards and ARLA as we have all of it on email and it might stop them doing it to someone else!!
What agent could do to change your mind?
Fees are some of the highest in Windsor, double some of the higher end agents. £500 admin fee for the first tenant then £199 for the second is a complete rip off!

Jan 21, 2022I had the worst experience Ive ever had with Romans. Kim Stockley is an absolute joke, rude, totally unprofessional, irreponsible and totally extortionate. I understand what you've said about Sam aswell, she tried to trip me up when i told her there were cracked switches before I moved in (i got electrocuted by a faulty heater there) and she denied it and tried to get me to prove I had pictures of it in a really underhanded way. I was actually shocked. I've just been hit by a large end of tenancy bill when I literally left the flat in mint condition, got everything cleaned they asked for on their inventory list etc. I'm still in shock and traumatized by the experience and wish I had read your post earlier.

Romans Windsor is SO BAD. If I could give zero stars I would. Romans Windsor is SO BAD. If I could give zero stars I would. Blinds in kitchen didnt work for weeks, I was told by the property manager that basically- she didnt believe me leading to the street being able to see in every night and me rarely using the kitchen. I didnt feel safe with people around looking into to my window each night. A heater plug switch blew up with fire causing me damage, cracked switches in the house and floors that were not I insulated at ALL so you could hear every single word and vice versa from flat below with Zero privacy. This wasnt conveyed to me at the start. Cracked switches in the flat which they denied were there when I moved in and tried to see if i had photos of them. My designer watch went missing for days after a viewing and the day of the next viewing it reappeared. Charged £5-20 for every single mark in the walls when the agency should be painting them- a total money making scheme, a small mark on a wall doesnt cost 5 pounds. £20 for a 'few weeds' in the garden when there is no garden, just a carpark at the back of the house which I told them I couldnt use because of the nightmare neighbour (who they had insisted they didnt know about when I moved in) as well as them Telling me I couldnt use carparking space at the back.

Absolutely DISGUSTED. I should have got accident compensation from them for the electrocution and compensation for all the stress of not having blinds and being kept awake all night almost every night by nightmare neighbour who knew there was no floor insulation so made extra noise for attention all the time. No understanding and basically no apology, just trying to put the blame on all of the above on me. They dont take responsibility for anything.
They hit me with a bill of £300 when I left, after every thing was professionally cleaned and ticked off the inventory list they gave me and left in mint condition. Left me emotionally and physically scarred and immense illness, stress etc. Horrible horrible people and service. Irresponsible, opportunistic, rude, zero empathy or understanding. Still recovering from it and I'll take my complaint much higher.

My experience with Romans in Windsor has been positive from start to finish. I ended up getting the property I really wanted thanks to Annie Nicholls and the her wonderful colleagues. I was referenced checked with the lettings hub who were great and everything was sorted before move in date. On arrival of checking in, I was happily surprised to see a massive box which was a care package left by the Romans team. It contained everything I could ever need including breakfast bars, toothpaste, cookies, DVLA move home reminders and most importantly, some vouchers for a huge hamper of wine! Annie and the whole Windsor team have been amazing and I’m so grateful that my son and I are living in our dream home. Thanks so much for all your efforts!

Incluir en la deduccion de la fianza, la renovación no firmada del contrato de alquiler cuando el aviso del mismo estaba fuera del plazo estipulado en el contrato,...

Fees are not aligned to value for money and are one of the highest in the industry (outside of London and prime properties). Very hard to justify.

I have contacted this company via phone and email over 7 times to make a complaint about the property. I have had no reply and still live in unfit conditions. If I was a tenant or landlord looking to rent / let property in the Windsor area then I would definitely look elsewhere.
