If you would like to be fleeced for your rent money when your property is not fit to live in, repeatedly lied to, ignored and receive categorically the worst customer service with all the apathy, empathy and compassion of a flock of dead eyed vultures, then I recommend you choose William H Brown. I had the misfortune to have my rented property flooded when a local stream flooded at the beginning of June, sending heavily silted stream and drain water into my property and that of 7 of my neighbours in the same row. Did WHB send anyone out to help their stranded customer or protect their Clients property, no, not for 4 days and then only for a cursory glance to check for damage. And while my neighbours, the majority of whom are owner occupiers were being put up in hotels, the 2 households who rent were amazingly told to stay where we were for full rent as apparently as we live in Noah's ark. Yes, to WHB, they felt it was perfectly acceptable as their contractor (we'll call him Bryan to protect his identity) was told to include this statement in his quoted works, even though he a) admitted to me twice that he was told to put it into his statement by WHB, b) he personally believed that I should have been put in alternative accommodation from day 1, c) he conducted no tests on any of the water or surfaces, d) he wasn't qualified to give such a judgement, it was just his opinion. Even their girl on the helpdesk seemed surprised when I reminded her for the 14th time where the water had come from, "oh, I though it was spring water". Evian or Peckam Springs it is not. Not one person from WHB themselves have to date set foot on the property over this issue. No one wants to hear or act upon what I am repeatedly telling them. They just want to take my money and do sweet FA. All the while they had been telling me the landlord didn't want to contact me direct, and at the same time telling him I was happy with all the arrangements being made. It took a rather shirt and curt email to him after 3 weeks of living in a feted, sweaty, hot, damp, mushroom factory/ industrial green house for him to realise that I wasn't a happy bunny, rather a furious, frustrated, infuriated, slightly damp smelling mad hare. It is he who finally relented and arranged to have me put in alternative accommodation, doing this while he is abroad while WHB sat not 500 yards up the road playing back gammon and sitting on their Neanderthal like hands or whatever it is they do to pass the time of day. They continue to state that the property is habitable, despite repeated being invited down to show me how they believe this or provide any evidence other than the opinion of one of their own unqualified workers. Yes, now I have been advised to only go through their solicitor as they are unable or unwilling to budget from their pig ignorant stand point. The National customer services manager himself told me that he didn't respect me during one exchange when I invited him to come down and look me in the eye while standing in my living room with its wet floors, hot, damp smell and furniture raised up on bricks while a dehumidifier (that I arranged, not them) whirs loudly 24 hours a day, and tell me that the property is habitable No one at WHB can or wants to answer these simple questions; 'if you were staying in a hotel and your room had been flooded, would you stay in it? Would you want your kids to stay in it? Would you pay for it? Would you ask to swap rooms? Would you accept the hotel manager saying to you over the phone that his boy Manuel said it was fine so you can stay where you are and pay the full tariff? Give this company a wide birth. Comically bad service, rotten to the very core of the organization in my view, and everyone who works for them or the wider group either have no soul or no conscience, or probably both. A company's culture comes from the top, and in my ill fated experience, everyone I have dealt with associated with this callous company have displayed all the character traits akin to a school of circling sharks. Save your money, save your blood pressure, save your sanity and the possibility of developing Tourette's and use anyone else on the market. The cup of coffee next to me could run a better property company. It shows a degree of warmth which is one up on them already.
Bad, laughable, they should be embarrassed &/ or ashamed. For what they charge and for what they do when it is really required (I did not just spill a glass of water on the carpet!), they need severely taking to task. Any other customer service industry they would go bust as they couldn't run a bath
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
