Be vewy vewy qweuit...They're hunting suckers! I had spent 3 years with the poor excuse for an estate agent but the real trouble came upon ending the lease. Having spent weeks trying to sort out an early end of tenancy (and being charged an extortionate amount to do so) the property was placed back on the market. Very poor contact throughout from the rude and lazy staff that work at the SWINTON office - never answer the phone and take a good 2/3 days to respond to any email, which of course is responded to in an incorrect manner, avoiding questions when asked directly. It was agreed that when an interested party wanted to take the property we would be able to negotiate terms to give us time to find a new property - I am sure like most people that live in this world that not many of us can afford to pay rent on two places - I believe the term is JAM (Just about managing.) We were told a party was interested and were given a week to vacate the premises. Showing good will we agreed and fortunately found somewhere the day after. We moved into our new place and it was confirmed in writing that the new tenants had passed the reference checks and it was 100% confirmed that they would be moving in. Brilliant. A week went by and no contact from TG. I then received an email from the deposit department (addressed wrong with my name, someone else's email and someone else's phone number.) The email said they were happy to pay the deposit back with a small charge for cleaning - I accepted knowing the greedy tendencies of this money grabbing machine and replied asking for confirmation to when the money would hit our accounts. This was followed by an email very early the next morning asking us to ignore the deposit return email we previously recieved as it seemed as though The Computer was messing things up. I work in tech - computers don't mess things up, Humans do. Showing good will yet again, I said OK and was told that our deposit return notice was due to us this afternoon - The employee who was working on it said There was no issues with the property so there won't be a lot to come off the deposit OK, nice one. Two days went by with no sign of the deposit. The phones kept on ringing through. Finally getting an answer back through email claiming Unfortunately I can not release the deposit until a new tenant is found and has moved in as you are on a managed break - You also need to make sure you continue to pay the rent on time. Naughty naughty Thornley Groves - looks like one of you has told us a fib! 2 weeks of arguing and realizing that a group of monkeys could probably communicate better with one another, we were passed from person to person, whom non of which wanted to take responsibilities for the faults they had made. After asking I was finally given the area managers details who got the deposit back for us claiming it was all the Landlords fault (I doubt the Landlord had any clue as to what was happening.) Laughing the situation off he finished the conversation with Hopefully you're happy now - We're not happy, but that's the way it goes Very happy thanks mate - and yes, that is the way it goes when you're working for a company where the words P*SS UP and BREWERY come to mind. If you go with these wise guys be prepared to cover your tracks and always have a conversation in writing.
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
