Nightmare experience! Ross Atwell went back on several promises on what would and would not stay in the house. And on the move-in day we were shocked that the flat had not been cleaned (there was even old underwear left behind!). No compensation was given for moving in a day later. When signing the contract they left out key conditions (that were agreed with Ross). We had a stressful back and forth with Leigh, who was unhelpful in Ross' absence. Further, and this completely baffles me, they had done the inventory check before the flat was cleaned, so we had old and broken items from the previous tenant (even dirty bedding!!) on the official inventory. The wardrobe we were contractually promised arrived 2 weeks late and we had to assemble it ourselves. Overall it's been an awful and stressful experience.

If I could give this company zero stars I would. The customer service is abysmal, as a tenant you need to know who to contact should you encounter a problem and with AM every department seemed to not want to have anything to do with assisting you and would pass any issue to someone else so more often than not nothing was resolved. There was a total lack of professionalism on all fronts. I was a tenant in a property with them for two years; once I was leaving the flat and viewing were conducted, the agent showing the flat clearly had no idea on the specifics of the property he was showing, and had to refer to me to ask questions like what furniture was included, whether it was gas/electric; in fact his only comment to every viewer seemed to be the same regarding a 'feature wall' in the flat but clearly knew nothing more. Upon leaving, no information was given regarding return of deposit or checking out etc - literally no communication. After enquiring several times I was eventually referred to an email address and then had to chase for any response. I had left the flat in great condition, and I chased and chased for my deposit to be returned, until a month after I had ended my tenancy had gone by which is totally unbelievable (and was quite distressing as it was a large deposit which I needed in order to rent a new property). No effort was made to keep me in the loop in any way, the property manager I was corresponding with was exceptionally rude and obviously didn't care in the slightest that this appalling wait was going on and on, and made no effort to rectify the situation. I still have not received my deposit back. My experience was absolutely horrific. I strongly recommend prospective tenants steer well clear of Atkinson Mcleod.

Charged me over £170 for ‘professional cleaning services’ at the end of my tenancy even though the flat had been cleaned by me to a good standard. They suggested that I disputed it which would have delayed the return of my deposit and I couldn’t dispute. They abuse tenants’ goodwill and do dodge jobs when fixing things. The first month in the flat I had to contact them constantly as there were lots of things they had not bothered to check and were either broken or out of order. They provide unfair contract terms and do not look after tenants. I even had to call and email to get my deposit back which they returned a month and a half after my tenancy had ended.

On 23 July, we paid the holding deposit and signed an updated offer that the agent indicated the landlord accepted on 24 July. We reached out to the agent on 24 July asking if there was anything else we needed to do to secure the flat and we were assured via text that everything was fine and we will begin referencing soon. We reached out to the agent again on 26 July to ask about referencing as we still hadn't begun the process. We received a text on 27 July informing us that we should get the referencing before the end of the day. We did not receive any information by the end of the day. On 30 July, we received a call from the agent informing us that the landlord had gone through Foxtons and found another tenant, the agent then asked if we would be interested in matching that offer. We rejected that option and asked them to return our holding deposit.

Our assumption was that paying a holding deposit means that it's 'off the market' until our references have been completed. Once they have been completed it is up to the landlord to accept. However, in this case, no references were even conducted.
We wasted valuable time with this agency, time we could have spent looking for another flat. Please beware of this agency, as we suspect that they knowingly did this to buy time to look for other tenants that could pay more.

We had to deal with Atkinson McLeod for two years and everything seems to be a problem at this agency. To mention a few things:
- problems with the beginning of the tenancy, we paid a deposit, did not hear about them for two weeks, and got warned that the landlord had accepted different conditions (higher price) three days before moving in. Not wanting to loose £500, we had to accept of course.
- asked ten times for a copy of the check-in inventory which we never signed nor got
- asked several times property management for a few things that needed repairs, which we never got. We ended up getting in touch with the landlord who said he paid for repairs that were never made
- finally, after providing us with an UNFURNISHED flat as stated in our contract, they wanted to charge us for furniture/items they lost while placing them in a storage room. It took us three months and a claim with TDS to get our deposit back.
The whole experience has been very bad overall. General feeling of incompetence from this company. It really seemed that they did not care at all. Being a generally nice person, I am not used to write bad reviews, but my experience was so bad that I needed to share this. I would strongly recommend everyone to STAY AWAY.

This agency is really good when you need to search for a property and when they need something from you. Eg. they were very quick at taking the money for the deposit and fees. Moreover, they were very fast and proactive when they wanted to come to see the flat during the period before we left the property to show it to prospective customers. However, I am still waiting to get an email with the deposit return form. The landlord said everything was fine so no problems there but Atkinson Mcleod could not care less and are ignoring me. The person who was supposed to send me the form left the company so I contacted the email provided and never received an answer. After calling and calling, sending emails and emails I am still waiting for that form after 20 days. I called several times * and he never replied, I called several times** and again never replied. The only person who replied was ***who after making me wait a couple of minutes on the phone gave me ****(no surname) number as apparently she is now in charge of my case who obviously never answered when I called her. I am still waiting and Atkinson McLeod are really showing no respect at all. I would not recommend at all this company.

Very disappointing service and rude manners in trying to say our budget was to low rather than trying to look for alternatives in our budget. And honestly we have seen better quality flats for the same budget

Professional, thorough and knows the local area. I had a choice of estate agents to choose from in my local area and Izabella stood out for her professional approach and for being easy to deal with. This proved to be an excellent choice. Whilst her original valuation was low she was flexible when a higher sale price was decided on. Also consulted with me choice of pictures and description, and again was flexible with accommodating some changes. She has some good existing book of clients and buy to let buyers investors. After a sale was agreed she was very proactive in following up with both sets of solicitors this was instrumental in ensuring the sale remained on track. She ensured there were regular updates. Would recommend her highly to anyone that is looking to sell.

I chose to use Aitkinson Mcleoed as I had rented another flat through them, and subsequently bought this property through them. At the time I had been impressed with their service so decided to give them the business to sell it again.
Izabella was very thorough with the sale of my property and kept me well informed about the progress of the sale. She went out of her way to move the sale on when my rather useless solicitor was digging his heals about issues. She always worked in a very professional manner. Zsolt also sent me a weekly e-mail update on the progress of the sale.
Both of them were very approachable, friendly and helpful throughout the process. I have sold a number of properties and must add that working with Izabella and Zsolt has made the sale of this property, in terms of Estate Agents, very smooth.
