Example of one of many irrational deposit deduction being a painted nail in a concrete celling. As a tenant why and how one would put a nail in a concrete ceiling and then paint it. If the records were better and inventory stronger, it would give hands off investor landlords accurate knowledge of the condition of the property, whilst not overpromising money recovery from the tenants. A bit of a money grab at the end which leaves a bad flavour and wastes lots of time.

My experience with Portico Clapham has been awful throughout. The team allowed me to expose myself to wording which resulted in me losing 3 months revenue as well as then not communicating with me resulting in losing any compensation for damages made by tenants.
Whilst giving notice to tenants in the Summer, I attempted to open a conversation and be flexible to alleviate the tensions with any COVID fears. I am not an experienced landlord (in fact I’m a very reluctant one) so wanted to be fair and open to reach a mutual agreement. The tenants did not feel this way and chose to expose my words to allow them to not give notice thus leaving me without revenue for a number of months. I believe Portico should have flagged this possibility with me, they were too concerned about their loss of revenue when I raised giving notice to actually support their client.
The flat had some significant damages and problems when the tenants left and having only been there for 4 months I sought for compensation. The tenants eventually filed with TDS and despite me chasing Portico repeatedly on what was happening with the case, they filed a response without my knowledge or any communication which resulted in evidence not being uploaded and thus compensation was not agreed.
I have tried to speak with multiple people at Portico to discuss this experience but have been met with months of radio silence. When I stopped payment on my final bill, someone left me a voicemail but I have heard nothing since. It appears the company has no interest in hearing about their failings or improving so I would recommend not touching them with a barge pole.

Avoid this agency at all costs. Completely unprofessional and unreliable agents who do not care at all about their tenants once the letting agreement has been signed.
Trying to contact anyone from this agency is a struggle, even with serious issues such as a broken boiler. When this happened in the middle of winter, it took 3 weeks to get the boiler fixed and we had no reduction in rent for that month.
Dealing with this agency is infuriating and completely destroys all hope that property agents actually care about more than making a fast buck. It honestly made our tenancy a miserable and sad experience.

One example is that our entrance door (the one leading to the flat, not the one on the street) was broken and it took them 6 months to repair it. They only got around to making the repair when we said we would make them ourselves and take the cost out of our rent.

Dealing with Portico was a terrible experience all around. During our tenancy, they were always extremely unhelpful, slow to respond, and our point of contact seem to change every month. One example is that our entrance door (the one leading to the flat, not the one on the street) was broken and it took them 6 months to repair it. They only got around to making the repair when we said we would make them ourselves and take the cost out of our rent.
But the worst was when we moved out and tried to get our deposit back. It took them about one month to get the results of the check out and confirm that everything was okay. Then it took them another 8 months to get approval from the landlord (apparently they were always "unreachable"). And finally an extra 7 months to deal with the deposit holding intermediary. And they only finally started putting efforts into getting our deposit back when we opened a court case against them.
I would advice anyone to avoid having to deal with them.
