I am so disappointed by my experience with Nicholas Humphreys in Stoke-On-Trent. I wish I had checked their reviews before renting a student house with them, it has been nothing short of a nightmare. Rented a room in a lovely, recently refurbished house (no problems with the actual house at all!) but the other tenants smoked a lot of weed and did not follow the conditions of the tenancy. I informed the estate agents - who promptly did nothing. I had to chase them up a million times and so did other family members as I'm still trying to get my degree at the same time!!! They sent a letter eventually reminding us of house rules but the smell was making me feel so ill that I had to move home, it was embarrassing to go to uni and have the smell stick to clothes etc. They also left rubbish everywhere and were just very inconsiderate and dirty, which is not the estate agents fault but does break the terms of the contract. One lady who worked in the estate agents practically acted like she didn't believe me when I went in and explained the situation was still bad. Said they could do nothing about it as I didn't have proof, they didn't go round to check until I pestered them. SO UNHELPFUL. They made me jump through hoops to get them to do anything and made it extremely difficult to resolve the situation. Landlord would turn up unannounced and Nicholas Humphreys would not inform us of when he visited, totally unprofessional and unnerving when you have some random man gain access to the house and say he is the landlord (also illegal - but did they do anything about it? no!) They are lazy and would send all tenants the same email addressed to just one of us regarding one room. Left bedroom doors unlocked after viewings. Poor customer service. I moved out in October and they did nothing to help me find a new tenant as I am pretty sure they thought they needn't bother as I have to continue to pay for it in the mean time. Contracts are sly and not designed in the tenants favour at all. READ YOUR CONTRACT CAREFULLY if you choose to go with Nicholas Humphreys. They are just out for the money and don't care about tenants. Really upset about my tenancy, would not recommend at all, first year students go to halls & second/third years try a different agent if you want them to actually get anything done. I had a friend go with them too and the contract was all incorrect, it's a mess. Just don't bother.

The absolute worst experience. Never ever rent from these people. They failed to mention any one of the dozen issues with the house, from the broken lock, to the bed bugs, leaks, mould.
