Negligent doesn't cover it. Entered the property to find window locks had been removed and the property insecure, fittings ripped out the walls and taps no longer working. Completely unresponsive to emails and had to go into their office to get the bare minimum done.

He'll most likely request this review to be deleted. Ahmed is * untrustworthy and takes advantage of his tenants through lack of support and duty of care (all you need to do is Google Khalil properties and you'll see how the COUNTY COUNCIL TOOK HIM TO COURT) he has 'friends' in many places (cowboy builders, fake cleaning companies etc) that help him with his task to rip off every customer he gets. Although he's a ** so I imagine if you're a young girl you probably get a great experience. He hires bots/buys reviews for all of his networks. The turnover of his staff is a reflection on who he is and how he treats people. I had one of his staff contact me AFTER she left working for him to apologise for what they put us through, she said it was all coming from the him and she was only following orders. Crazy how he's happy to run a business like this, but he's probably making good money so doesn't need a conscience.

Where to start. First of all, I actually put in three enquiries over properties with this company in the summer - they ignored two of them and only replied to the third three months after I'd sent it. The only reason I even managed to get a hold of this useless company was because I was joining a group who were already finishing their tenancy contracts and I signed on as the final member.
That still had problems too. They were unresponsive when it came to paying the holding deposit & first month's rent and left it until they day before it was too late to send it to finally respond to our queries. Next, they assured us we would be given individual contracts rather than a joint tenancy - that was a lie and caused friction between all of us and our landlord trying to get answers about it.
They also apparently aren't very bright, either - with all of our communication lines open and my name very clearly spelled out in emails, they managed to misspell my name FIVE TIMES when creating our tenancy form, and in the end gave up and made me sign it despite their mistake. How can you be so sloppy?
Finally, the way they handle tenant requests is absolutely ridiculous. I asked for a replacement bed as the room I was assigned originally had twin beds. Again I was assured that the double would be arranged and constructed before I moved in. Yet another lie - not only that, but I waited a week for said double bed and it wasn't even a bed - it was two pieces of wood with a mattress stacked on top of it. Shameful
To top it off, their staff are always incredibly rude, unhelpful to a tee and literally never seem to have any information when you call them. They didn't know our property's access code despite it having been on the market for MONTHS, they weren't sure of who our landlord was, and they don't even know the difference between tenancy contracts! AVOID - spend your money elsewhere, these guys are the worst.

Firstly I’d like to thank Ahmed and his incredible team (It would be a long list to recommend every member of this team but particularly those on Western Road, Hove branch ♥️) on how everything was managed in our time dealing with this agency. As people that had recently moved to Brighton, We felt we were welcomed with open arms and every issue that came about in terms of the property was managed efficiently and effectively. If there was a problem with maintenance; with just a short conversation, problems were handled and tackled very well. Secondly, We always felt secure and never felt there were any issues to be addressed in our time letting the property. Really love the mentality and hard working ethic of any and every member of this amazing team that gave us the stepping stone within this great city and we are very thankful. Lastly, that there are still such gracious letting agencies out there and regardless of any situation that is thrown at them, they will deliver. Hats off, Highly recommend.

i warn everyone about using these estate agents they have:
continually sent people to my house without contacting me about it - claiming they couldn't reach me, though they have my email and phone number and never tried either.
refused to return my deposit even though my landlord has told them to as he doesn't require it anymore - this has gone on for 6 weeks now
they also took money off me to renew an agreement - even though it was a roll on tenancy agreement

One day I will write a real artical about these neglectful, *agents. Put it this way after mould, leaks, doors falling on me, hazardous escape routes and NO WORKING KITCHEN OR BATHROOM for nearly HALF A YEAR. And EIGHT MONTHS WITHOUT HOT WATER. Honestly I just can't fight this cause anymore. I wish we could close them down and stop the pain they cause, because they'll never give it up on their own.

NEVER EVER RENT FROM KHALIL! Over the past year I rented from khalil and can finally talk about my experience. As a student in my final year obviously wanted a stress free year from khalil. Every single member of staff is incompetent. *- tried to be all pally and then never responds to your email or arranges for a job to be done properly. *- well well perhaps the most despicable man I've ever met had the council once with him was telling all the faults to the council woman while he wasn't paying attention in the other room. They always do the job on the cheap even the subcontractors reveal this. Had mould infestation for about 3 months before they did anything. They put lives at risks. Please never rent from them. They charged over £500 in fees which was ludicrous. No one I have spoke to has a good word to say about them.

My daughter was a student at Brighton Uni. From the day 1 , Khalil Properties were the most helpful and supportive team. My daughter was a student at Brighton Uni. From the day 1 , Khalil Properties were the most helpful and supportive team. I am a student studying as Sussex university and seeing that rent in Brighton itself is not cheap, I shelled out a lot on meaningless fees by these so called estate agents. NOTHING of what I have paid has been put to good use!!
They are VERY VERY slow with any maintenance, taking forever with the smallest queries! ABSOLUTE DISGRACE!
The have no care about making sure the property is at it's best, barely any hot water and expecting for me to pay my own money for things that THEY are meant to supply.
WOULD GIVE IT NO STARS IF IT WAS POSSIBLE!!
Highly recommend to avoid at all cost!!

Also, they never gave me my contract till the day I moved in and had about 2 mins to skim read it as I was running late. They did not tell me that the property had damp. None of my maintenance issues were resolved. If you want a peaceful life, never rent from Khalil Properties

Awful estate agents. Took a day off work to view this one property. We were the first to view the property, the guy taking us around didn't tell us any information and rushed us out. I then emailed them asking for exact prices and said we we liked the property. instead of replying to my email they called me the next day which I missed. When I called them back I had to speak to someone who didn't know what he was talking about and guessed the numbers. I then called the following day, spoke to a woman who gave me exact numbers and I said I would email her the following day to let her know. I emailed the following day to say we wanted to property. I heard nothing for 2 days and when I called again I got told the property was gone. After complaining I got told there might be a chance we could still get it but I would have to wait a few days. I waited longer than they said and then got told they were going with the other people. They are slow time wasters and never respond to emails. If they have been this useless with us looking for a property god knows what they would have been like if we had ended up having them as our estate agents. AVOID!!!!

I found a place for them and said I was willing to pay down the holding fee. They said they couldn't do that as landlord wasn't avaliable but I had to go the next day. They reassured me they would contact me as soon as possible as they were sure there was no problem. After waiting DAYS they told me the place was gone as the landlord 'hadn't made his mind up about it yet' (then why was the place still listed online?). Then a couple of days later they told me it was avaliable again! Again I told them I was willing to pay holding fee down. Again I had to wait and bug them to ask what was happening. Days passed. AGAIN I was told the place was unavoidable.
By then I lost valuable time. Fortunately I found a much better place after and with a much better agent , but by then the damage had been done as they had wasted my time and caused me undue stress. Especially if you are a student, do yourself a favour, avoid these guys like the plague, utterly useless..

Where to start? We were a group of 7 students moving into a Khalil house for the year. When we arrived, the house was mouldy, uncleaned, there was broken glass in the kitchen, the grass was uncut and there was no lawnmower or hoover in the house, despite them saying there would be one... oh, and the boiler didn't work.
I could go on and on, but the main points are that at periods the were acting ILLEGALLY by failing to produce the correct gas safety certificate. Despite being tenant for a year, they still haven't done things they said they would've done when we moved in, like refund the outstanding money we had to pay on the electricity meter, provide a hoover, fix the dishwasher, fix the broken lock, reimbursed me for the curtains I had to buy, and the list goes on and on and on.
Half of the stuff I just said are things they were supposed to be contractually obliged to do, but their lazy employers and untrained mechanics and fitters do not work unless they are demanding rent.
We even had to involve the council at one point so they would actually start to do the things they said they would.
*Not much has improved
Overall, Khalil properties are happy to give you an expensive house regardless of the condition, and if you do decide to go to a Khalil house, be prepared to wait for things to be done, if at all, and be prepared not to be treated with respect.

Since I started working with them I haven't had any worries or problems. Their service has been professional and thorough. I have benefited hugely from their experience, and advice. More than that, I really enjoy working with them.
In a changing market, it is really reassuring to know that I have such a supportive team behind me that I can trust.
