David returned my call quickly, he dealt with my query efficiently culminating in a satisfactory result. On the phone he was polite, listened, offered advice and promised to deal with my query and I didn't at any time feel fobbed off unlike his predecessor who rarely got back to me and who never had any ready answers and had to check but never came back with the answer -I always did the chasing I also found David most charming.

Myself and a mate rented a flat from X1 Sales and Lettings in Salford a year and the experience from start to finish was absolutely terrible and everyone should avoid renting from them! I would rather rent and live in a Kennel than have any dealings with this agency again.
During our tenancy, a number of issues arose such as our front door not locking properly and appearing faulty. We reported this issue a number of times only to be ignored and brushed off by the X1 team. A month or so later, the lock completely broke and we were not able to lock the door at all. This all happened when my flatmate was due to catch a flight out of the country and had to miss the flight and not go on her trip as a consequence of the lock breaking. When my flatmate asked some compensation towards the missed flight she was told no and X1 didn’t even want to talk about it or come to some kind of a negotiation with her about this matter.
Another major issue that happened during our tenancy was an offensive smelling odour that made it extremely difficult to live in the flat. Again, we reported this to X1 numerous times only to be brushed off again and made to feel like we were bothering them. After months of living with this odour, we finally established that the odour was coming from the fridge and it turned out the drain line had not been connected properly and was causing this smell!
The disappointing service didn’t end when we vacated the flat either - after spending weeks deep cleaning the place before we departed, we were then informed that X1 were making deductions from our deposit by what I can only describe as arbitrary reasons like £40 a ‘sparkle clean’ and £71 a ‘shower reseal’. In relation to the shower seal, this had become slightly detached and what I would describe as general wear and tear anyway. To add even more insult to the injury, we discovered the flat in a state that had not been satisfactorily cleaned in the run up to us moving in – chewing gum on the floor, litter and rubbish under one of the beds etc.
I disputed these charges with an independent adjudicator via the Deposit Protection Scheme and they agreed with us that no deductions should come out of our deposit which further reaffirmed to me that X1 are a very dishonest, incompetent and money grabbing agency as they obviously had no evidence to show the adjudicator were these charges had come from. My advice to anyone that is currently involved with X1 or is planning on leaving one of their properties it to challenge any ‘charges’ and ‘bills’ they will more than likely impose on you! I suspect that the majority of the time, tenants will not challenge them as they may find it is not worth disputing a £150 charge out of a £1200 deposit but I can confirm it is definitely worth it and you will win and more to the point you will stop X1 from trying to make money from innocent people!
The cherry on top of the cake was living in a ‘fish net’ during our tenancy. Our building was covered in netting due to a cladding issue allegedly and we were advised that when we began the tenancy, this netting would only be up two weeks. Nearly three years on from this conversation and the netting is still there I can confirm! I could go on and on but hopefully the above should be more than enough to deter you from this cowboy agency.

Horrible experience of tenancy with X1 lettings media city I am deeply disappointed with my experience renting from X1 Development Lettings. The communication was extremely poor from the moment I moved into the property. Emails went unanswered, and there was a complete lack of support throughout my tenancy.
I rented the apartment for just six months, living alone and spending only a few hours there 4-5 days a week due to a demanding full-time job. Despite hardly being there and not using the property on weekends, they claimed following charges. Although I encountered several issues upon moving in, including dirty paintwork, a broken commode, and a dirty hob. These issues were documented in the move-in inventory, but X1 Development Lettings still charged me significantly at the end of my tenancy.
To add to my frustration, they failed to return my deposit despite the apartment's poor condition upon arrival and my minimal use of the property. Additionally, I was fined £100 for parking my car while shifting my luggage, which I found completely unreasonable.
This experience caused me considerable stress and inconvenience. I strongly advise against renting from X1 Development Lettings, as their lack of communication and unfair treatment can lead to significant issues and dissatisfaction.

My experience renting through X1 Lettings has been nothing short of a nightmare. From day one, I've been met with incompetence and negligence at every turn.
Despite numerous attempts to address urgent concerns with the property, such as a broken bed, damaged furniture, and unusable appliances, I have been met with negligence and incompetence from the agency's staff. Moving into a dirty apartment I had to clean myself and a broken sofa they refuse to replace, are just a couple of the many issues to note, pictures below.
Not only have I had to deal with four different property managers in under five months, but any concerns or issues I've raised have been consistently brushed aside or the one issue they did rectify took months.
Their incompetency had also now had repercussions on me personally; despite my water bill supposedly being included in my rent, I've received multiple notices from United Utilities indicating my water bill is past due. Each time I've brought this up with the letting agents, they've simply told me to ignore it (17/01 was the first time I alerted them), promising to handle the matter. Yet here I am, months later, with a negative mark on my credit report as a result of their negligence.
But the cherry on top of this disastrous experience has to be the state of the property itself. For the entirety of my tenancy, I've been stuck with a broken fridge. It took until my final month leasing with them for them to finally agree that it needed to be replaced. As a result, I've been forced to buy fresh food every day, only to have to discard it the same day due to lack of proper storage. The financial strain this has caused me is inexcusable and has been very problematic.
They pass the blame onto others and refuse to take responsibility for their actions, blaming things on past employees who apparently leave after 1 week, this I don't believe should be impacting me, it's simply not my problem. It's clear that they prioritize their own convenience over the well-being of their tenants.
Save yourself the headache and avoid X1 Lettings at all costs, I would not wish the situation they have put me in on anyone.
Oh and since Friday (today is Tuesday) the building has no hot water and it won't do until the weekend at the earliest we have been told. Uninhabitable!

If I could vote 0 stars, I would. The most incompetent, unprofessional letting agents I have ever comes across, and I've been renting for 10+ years. Beyond terrible at communication; if you have any queries or require any assistance good luck getting any kind of response from X1 - their favourite is saying the person we need is in a meeting and they will get back to you, which they never do. Other than that, their staff turnover must be daily, with any query you have to be handed through at least 5+ people, as they seem to have people leave weekly. Due to this, your query whether it be something broken, something leaking, a contract change or a payment will never be resolved. Only when they think you haven't paid the rent (when you actually have) will they get in contact with an *urgent* message. Do not rent with X1 under any circumstances, even if you are homeless and desperate. I would rather live in a bin going forward than one of their cheap and quickly made flats that rot and break and leak faster than you'll ever get a phone call back from them. The fact that they have the audacity to charge as much as they do for that level of quality and service is barbaric. Avoid at all costs.
