Oh boy, where do I start with these guys?? For a short version of the below, simply read – DO NOT USE THIS AGENCY UNLESS YOU HAVE NO OTHER CHOICE. Move in - When I moved into this flat, not only was it not professionally cleaned as promised, it was actually dirty in many areas. The sofas especially were disgusting. To add to this, they insisted on my paying for a professional clean at the end of the tenancy despite verbally agreeing that this could be waived earlier on in the process. If you do use Belvoir, get them to write everything down!! Inventory – The opening inventory filled out by a member of Belvoir staff was wrong on more than 20 counts. For example, not only was the number of fire/smoke alarms reported incorrectly, they were also reported as working (they were not.) The bed was broken, the wardrobe mirror was smashed, heating/radiators were reported as non-functional, the boiler was reported as un-tested (see later), a chair was broken, the walls were covered in marks, the bathroom extractor fan didn't (and still doesn't) work, a lamp was smashed, the fridge trays shattered and the carpets stained. I have sincere doubts that the person filling out the inventory even set foot in the flat. When I questioned them on this, they said that it was the guy who was doing the inventory’s last day and so he might not have been that bothered. Then to add insult to injury they didn’t even read the inventory when I was checking out, and tried to charge me for a bunch of stuff that was listed as already broken. Maintenance issues - Generally, Belvoir has taken the longest of any estate agents I have been with to resolve maintenance queries and issues, additionally, on more than one occasion contractors were sent into my flat without any prior notification to myself. I’d often find out someone had been let into my home well after it had actually happened. The boiler - My issues with the boiler/water heater were reported on the first week of my tenancy. It plainly wasn’t functioning properly and barely held any hot water. About a year into the tenancy we returned from a trip away to find that in our absence, the heater had leaked all over the utility and down into the floor below us, resulting in building management having to turn off our water. This brings the irresponsibility of not having checked the device on our move in into further question The flooring - One issue given rise to by the above boiler problem was that many of the wood flooring panels had a lot of water underneath, causing many to rise up and crack. This problem was reported on the same day (9th July 2018) and remained unrepaired when we left the flat a full year later. The flooring was completely cracked and coming up in several areas, I reported this on multiple occasions and never heard anything back. Communication – Communicating with Belvoir is a nightmare, they can’t keep their staff so you talk to a different person every month, there’s no point emailing as they claim the inbox is too full to ever find anything and calling is pot luck whether you get someone or not, they usually just say the person you need is on the phone and then you rarely get a call back. I have to work to pay the (not inconsiderable) rent, contacting my letting agency should not feel like a part time job on top of this. LANDLORDS – Just as a note for landlords, I was present for several viewings on the property as I was preparing to leave, the agent sent alongside prospective tenants effectively just opened the door and let the tenants wander around. No effort was made to guide them, no effort was made to sell the property and the agent didn’t know anything about the property when questioned. In the end I felt so bad for the prospective tenants that on a couple of occasions I took them around myself! For the fees that I can imagine they charge, I’d expect better. To be honest, there’s probably more that I’ve forgotten but I think I can consider my point made. Belvoir Manchester Central needs to have a serious look at itself!
