I let a HMO property through Homes4U Withington for 6 years. I am not local and entrusted them to manage and maintain my property. For the first few years, they offered a service that can be described as satisfactory. There has been a significant deterioration in the service over the last 2 years as is reflected in the reviews below. They simply do not respond to emails or phone calls. They do not provide any customer service to landlords and they do not care for the properties entrusted to them. Simple tasks take months to resolve. It took over 6 months of emails and phone calls for them to arrange a gardener to cut an overgrown hedge which the council was threatening me with prosecution over. They then sent me a quote to get the hedges for the whole street trimmed. They allowed the house to fall into disrepair and failed to pass on issues from the tenants such as leaks in the roof and a broken fridge so that they could be dealt with at an early stage. Their check-in and check-out procedures are not fit for purpose. Every year, I lose hundreds of pounds worth of furniture and appliances due to tenants removing/breaking them and Homes4U failing to carry out adequate inventory checks. Every year, the tenants would leave behind mountains of junk that I would then have to pay to be cleared out because of the inadequate check out procedures. I always made it clear that I wanted the property to remain in a good condition and would be happy to pay for repairs and replacement furniture when required. Homes4U have allowed the house to fall into a disgusting state of disrepair and failed to contact me to authorise works - instead attempting to market the property with an embarrassing video tour showing an entrance hall cluttered with junk left behind by previous tenants, rooms with missing beds, collapsing wardrobes and dirty furniture. It is very upsetting to see the state that they have allowed the house to fall into. I asked them to install a television to make the house more attractive. It was installed directly above an electrical fireplace with cables hanging down into it - a complete lack of common sense. I contacted the MD - Carolyn Mellor outlining my concerns and advising that, if she was no longer interested in managing my property, to let me know. She didn’t respond which tells you all you need to know as to their attitude towards their customers as well as the culture and incompetence within the company. I have now found another attentive and competent agent to manage and care for the property but will have to spend thousands of pounds fixing up my neglected property.

<p>In order to do this, we make the following promises:</p>

<li>We will declare any conflict of interest</li>
<li>Our contracts do not include unfair contract terms</li>

<li>We will check that buyers are in the position to fund the transaction, but we will not force buyers to take our mortgage advice</li>
<li>We will pass on all offers immediately and in writing</li>
<li>We will accurately reflect your home in advertising</li>
<li>We will be honest about the property you are buying</li>
<li>We will give you a weekly update about your transaction</li>
<li>We will deal with any complaints fairly and speedily</li>

<p>We observe the regulations of the Estate Agents Act '79, the Property Misdescriptions Act '91, Data Protection and Money Laundering.</p>
We observe the Manchester Student Homes Code in respect of our private halls, and in the handling of all of our lettings we commit to:

<p>homes4u will ensure no person or group of persons will be treated less favourably by us than any other person or group of persons because of their age, race, colour, ethnicity, religious or national origin, gender, disability, appearance, marital status, sexual orientation or social status.</p>
<h3>Complaints</h3>
<p>In order to ensure that these standards are maintained, we have introduced a complaints procedure, which provides for any grievances to be handled internally.</p>
We commit to taking your grievance seriously. We will listen, investigate and confirm our findings to you in a speedy, impartial and honest way.
If you believe you have a grievance, please write in the first instance to the Manager of the branch concerned (contact us), outlining the details,
within three months of the incident. Your letter will be acknowledged within 3 working days, detailing steps that will be taken to investigate the matter.
Your complaint will be thoroughly investigated according to our in-house procedures, and a written reply will be sent to you within 14 days of
receipt of your initial letter. If you are not satisfied with the outcome of our initial investigation, we will offer you the further opportunity to have your grievance reviewed by the Managing Directors Office. If we fail to conclude our investigations within three months from when the complaint was first submitted in writing, it can be referred to the Ombudsman.</p>
<p>In the even that the final review as details above still fails to satisfy your complaint, then you are at liberty to have the matter referred to the Ombudsman for Estate Agents, to whom information will be provided by homes4u. You are also entitled to have your complaint referred to the Ombudsman should we fail to deal with matters expeditiously i.e. within 3 months from the date of written notification to ourselves.</p>

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
