I have had dealings with Romans Estate Agents for over three years now through their various branches in their property sales and their lettings departments within the Wokingham Borough area namely Wokingham /Shinfield/ Winnersh They have been very professional efficient and curteous throughout . I have no hesitation in recommend them.

My property slid managed by the landlord so during the move in stage (& before I moved in) Dan liaised with the landlord and always kept me up to date with what was going on at every stage. A very stressful situation made a little more relaxing!

AVOID AT ALL COSTS. We moved into our rented property under the understanding that the filthy carpets (80% stained with dog urine) would be replaced, plumbing and electrics fixed and that everything would be in full working order. Having paid extensive fees to Romans, we moved into a property with a dishwasher uninstalled in the living room, every sink blocked and unfunctioning, a broken shower and bath, a leaking pipe dripping onto an extension cable (supplying electricity to the kitchen) which was dishing out ELECTRIC SHOCKS, heavily stained carpets not replaced as promised, loose wiring trailing out of the walls, and a huge quantity of the previous tenant's rubbish shoved into every drawer, cupboard and shed available. When we complained (on day 1 of our tenancy, and nearly daily for the last month) we received no apology, no prompt action, and in fact the landlord's elderly parents turned up unannounced along with another unidentified person to 'solve the problems'. With them being elderly and far from qualified electricians or contractors, needless to say this didn't go well. Again, when I complained to Romans about this being a breach of our rights as tenants, they said there was nothing they could do to stop these people turning up. This is a 'fully managed' property, where we legally require 24 hours written notice about anyone attending, not strangers turning up and letting themselves in. We now have a leaking roof, with water running through a light fitting into the kitchen, on top of the existing issues and we have lived here for a month now. When I phoned the emergency maintenance line, we were told that if the dripping water from the light fixture had stopped by the time someone arrived (which it has, because we have a bath full of dirty water to avoid said water leaking through the floor into the light fittings downstairs and dishing out even more electric shocks, blowing fuses etc) we would be liable for the call-out fee and repair costs, as it's not classed as an emergency. Quite how not having had washing facilities, a functioning kitchen, working lights or safe wiring for a MONTH isn't an emergency is beyond me. Our 'Property Manager' doesn't reply to us, the service has been appalling, expensive and hugely stressful and I can't emphasise enough how regretful I am that we have leased a property through Romans. Avoid at all costs.

The only fees to comment on are the general fees that Romans charge every time the tenancy is renewed. We have seen this "Admin fee" rise from around £40 to well over £100. We note that this is a practice common with many Letting Agents; and which the Government are investigating..

I have been renting from these guys for just over a year now. Myself and my partner had an unpleasant time whilst renting through Woodley Romans. Myself and my partner had an unpleasant time whilst renting through Woodley Romans. If you care about receiving your deposit back at the end I would recommend going elsewhere as we had to fight tooth and nail to get any of it back. We had the property professionally cleaned by a professional cleaner at the end of the tenancy and even gave an invoice (as they requested) for their records. They however insisted that the carpets had not been professionally cleaned as they hadn't had the right "defumigator" put on the carpets... even though there wasn't a single mark on them, the cleaner had used all sorts of decent products on the carpets and Romans charged us for the carpets to be cleaned AGAIN. Thorough waste of our money. They then mentioned that they should be charging us for chimney sweeping but as stated in the contract we hadn't been in the property a year so we weren't liable for this and even if we had been there a year they would have had to show us an invoice of the previous tenant paying for the cleaning of it. They tried to make out they were doing us a favour by removing the cost of this as "good will" when we weren't even due to do that anyway! We had previously had issues with a leak in the bedroom and we had lived with mouldy conditions for 2 months (I suffer from Asthma so wasn't exactly amused by this). The landlady was awful and wanted to wait until her insurance money came through before getting it fixed (to hell with her reliable tenants that could have suffered health issues from all the mould). 2 months later it was sorted... We had handed in our notice by this point as we had had enough of living in scummy conditions and we were paying £750pcm for a cramped little flat. Needless to say we found somewhere better value for money with more space. Funny how as soon as potential tenants were shown around they got their backsides in gear and sorted the mould issue. Lynn Masterman to her credit was great in helping us negotiate the deductions on our final inspection report of damages and kindly deducted the admin fee for us as we were so annoyed that we had left the place in better condition than when we received it and were being clearly ripped off. Sharon was also very on the ball with anything we needed. The Lettings Manager however lied to the landlady claiming that we were vacating the property due to my partner having a new job in a different area. However this was not the case and she never even bothered to ask us why we were handing our notice in. If you get a good staff member like Lynn then you are all good but if you get everyone here , there and everywhere dealing with the issues it's a nightmare.

Robert Flood and Keiran Lamb were both very helpful. Rob knew about the proposed garage conversion 6 months before it was ready for Letting, and provided advance information, with several options. The rent was probably set too high to start with, but having reduced it and despite a lean time of people looking for a one-bedroom flat in this area, Kieran arranged for several potential tenants to visit, and he answered all my questions. I called into the Woodley office on several occasions during the 10 weeks and always received prompt and courteous attention by the staff. Finally (after 10 weeks) a tenant appeared, who is very pleased with the accommodation and he moved in 3 days ago.

Sharon Tubb at Romans Letting in Woodley is wonderful and has made my first time experience of renting a property a breeze. If we have any issues at the property there are dealt with quickly and communication is outstanding. Nothing is ever too much for her and she even negotiated with the Landlord for the family pet to be allow to stay with us at the property. Sharon is an excellent Property Manager and provides a first class service.
