Please read this carefully before you make any contact with them. Many moons ago I bought a house from them, however it was a very bad experience. I was going through my old emails from able estates and realised how rude they were and I need to expose them. So in the month of December in 2012, I saw a one bedroom property that I liked and arranged a viewing with them. If I remember correctly, I had to call a couple of times to arrange the initial viewing. After I called the first time no one got back to me and I had to call again to arrange a viewing, I believe this was after a couple of days. I turned up at the right place and at the correct time after booking an appointment with them but no one turned up. After I believe 15 mins, I called them, they did not apologise, they asked me to knock on the door and advised me the people living in the property will show me around. I asked the people living in the property if they owned the property, they said they do not own the property, however they are aware the owner is selling the property, so they are looking for other properties. They are still carrying out viewings. The property was in a poor condition, the carpets looked old, and the walls needed painting badly, so I asked them have you not asked the landlord to give it a facelift, they said they have but all the requests are ignored, when they initially moved in they were promised it will be restored however nothing has been done so far. I made an offer as the house was within my budget, the offer was accepted. I was advised by able estates the tenants were friends of the seller and they already have an accommodation to move into. This is not what the tenants told me and this was an immediate red flag, I should have moved onto another property with another agent however I still stuck with them as the property was within my budget and I was a diy person. Anyway, before exchange of contracts my solicitors were asked for more time by the sellers as the tenants needed time to find another property, at this I was shell-shocked as I was told they are friends of the seller by able estates and they already have another house to move into. I raised the matter with Paul and peter in able estates, they said they were passed on the information by the sellers and it's not their fault and washed their hands off of this. Also, I need to highlight this, they were very rude in their e-mails at this point and their behaviour. Also, I tried calling them and I was speaking to either Paul or Peter and he was literally howling on the phone, once you are financially committed and you are in a problem due to them and you confront them they will have no respect for you. This is not the way to speak to or deal with a customer. After repeated delays the tenants finally moved on to another property. There was a side door, I had asked for keys to the side door on completion. Able estates told me there were no keys. I contacted my solicitors and sent a message to the sellers through them, my solicitors got back to me saying the seller has the key to the side door and will provide that key on completion. I did send an e-mail to paul and peter about this, peter sent me a very rude e-mail.if I had any more questions for the seller I raised this with my solicitor and I got the correct answer from the seller. So after dealing with them, I am very confident the statement about the tenants are friends of the seller and they have an alternate place to move into before exchange have all been made up by Able estates. On completion day once I collected the keys from them, I looked up at the heavens and thanked god, by god's grace it was the last time I was in contact with them. so please avoid them, they are not honest, they are very rude and they will make you question your sanity. They may seem nice initially, however once you are financially committed and you face any issues they will not care about you.

For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
