I signed up with Able Estates late last year to sell my property. I initially had several viewings and a subsequent offer that I agreed to. 10 whole weeks later, having been promised that a survey would soon take place, nothing had still happened. I should have realised, as every time I spoke to someone they kept saying she seems like a genuine buyer and they continued to blame the delay on the pandemic. They were allegedly still marketing my property although very few further viewings happened. Finally in despair I contacted another agent, who advised that a 10 week delay was unheard of. I then rang able estates to terminate my contract with them and to request that they forgo the two week notice period. This they refused to do. Paul advised me quite rudely, that my asking price was too high and that I had told him I was in no hurry. This was completely untrue. Having arranged to use the new agent when the contract finally ended miraculously new viewings occurred. Having received an offer considerably under my asking price via Ables, I then marketed with the new agent. Within three days I had had six viewings and received an offer at the full asking price and now have a survey booked less than three weeks from receiving this offer. My new agent also gave me some extremely useful advice regarding my leasehold property which will enable the sale to go through much more quickly. Ables mentioned none of this. AVOID AVOID AVOID.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
