I find that the service provided by Oulsnam Letting is consistently good. In my most recent appointment of Oulsnam, they were quick to survey and value the letting, discuss options, and once agreed, put on market without delay. Interests in the letting were quickly conveyed to us. A prospective tenant who was travelling with family encountered severe traffic delay and the efficiency of the staff ensured that both landlord and tenant were kept informed so viewing could still go ahead. The subsequent referencing, rent/deposit collection and contract signing all went smoothly. Invoicing and fund transfer was carried out without unnecessary delay. In contrast, I have heard reports of some other letting agent taking up to 28 days to transfer money that does not belong to them.
Overall, I get the impression that this letting office is organised, well-managed and the system in place works well for both landlord and tenants. I also have full confidence that the staff is experienced, knows their job well and operate as an effective team,
I have already recommended Oulsnam letting to another landlord whom I know have since appointed them more than once. I have no hesitation in appointing Oulsnam letting again and would definitely recommend them to other landlords and tenants.

Our experience with Oulsnam has been abysmal. It is my opinion that they are masters of playing one person off against the other, and are prepared to fabricate situations in order to support their whims. In short, I found his word is worthless and his actions are without integrity. The adminstration time alone in this deal has been days upon days. Avoid these people at all costs- untrustworthy.

Rented through Oulsnam for two years and have to say that they are one of the most unprofessional companies that I have come across. They can't do the basics like telling the time, adding up or acknowledge emails and they don't listen.
We had to live with rising damp for 18 months before they decided to do anything about it, I had to use my annual leave on three separate occasions to be at home when they sent various contractors around yet nothing was ever done to sort the rising damp.
High turn over of staff. We had a change of property manager on at least three occasions and not once did Oulsnam make us aware of this, we only found out when we had to call the office to report a problem and were told that the particular member of staff no longer worked there. An email to keep us informed of who to contact would have been nice.
They offered us a twelve month extension to our tenancy for £715 a month but it was only £700 a month to anyone else.
The punctuality of the staff doing the quarterly house inspection is awful. On two separate occasions we arranged appointments and they turned up over an hour early.
Waited over an hour on the arranged day/time to hand the keys back, Laura emailed me a date and time, had to contact the office after waiting half an hour only to be told that the time was different in the diary to the time that I had been emailed by Laura only the previous week. If i was the one late then there would have been a £25 penalty.
Tried to charge us £70 to remove a tiny mark on the carpet in the spare bedroom. In the end I had to pay half the amount. I had a look online and found professional carpet cleaning prices starting at £17. Obviously trying to rip us off and get the whole of the upstairs carpets cleaned at our expense.
A lady called Marie called my girlfriend two weeks after we had moved out of the property and handed the keys back to ask us if we had moved out of the property? What an absolute joke, you cannot make up how badly organised Oulsnam are, they obviously don't communicate with each other.
Beware of the fees that Oulsnam charge at the end of your tenancy.
£25 to hand you your deposit back £60 for them to inspect the property when you vacate.
If you want value for money and a professional service then don't use Oulsnam. They struggle with the basics. The house we rented was actually cleaner when we moved out then when we moved in.

I took over the marketing and done it myself via openrent, within two weeks I had over 20 viewings and managed to agree a letting with great tenants. the same tenants I agreed letting with told me that they have tried to view my property whilst it was previously marketed by oulsnam but no one came back to them, which explains the reason oulsnum been failing to generate any viewing.
they are really the wrong agent for both landlords and tenants. honest advice to both tenants and landlords, go with openrent. openrent charges are minimal for both landlords and tenants (£20 compared with few £100)

Laura provided us with all the information we needed to comply with rules (most of which we had no idea about) and didn't push us into accepting the first tenant that came along. Rented a house through Oulsnam Lettings in Barnt Green, Birmingham. Rental application fees clearly mentioned in the letting advertisement including fees for credit check. So happy with this bit.
Arrived for signing the lease in the office and was treated to a cup of tea. Nice of the staff at the office.
Once I started to read the lease document, Oulsnam have these un-announced fees in it which the tenant have to sign if going for the rental property.
One is the checkout fees of £60 to have an inventory of the property after the termination of the lease. The tenant gets trapped to pay this as the time of signing the lease, once you travel and settle for it, is too late to reject. Also, its not stated in the advertisement by Oulsnam that tenant have to pay £60 for inventory. So this is HIDDEN FEES and the homemade rules of the company gets doomed on the tenant. What is the role of the letting agent when they charge the land lord for management then, if they are charging the tenant for inventory. This is blatant cheat by Oulsnam but legalized by the company at a point, where you have already invested time to pull back and start search again. Why is this priced at £60 and what would be alternative competitive prices. Estate Agents seem to trick and trap tenants through these hidden white washed charges. I am going to report this to the consumer protection services to know if Oulsnam would need to announce this fee beforehand with the advertisement.
Second: Deposit is kept by Oulsnam with interests taken by them and yet they would charge you £25 to 30 for the deposit. Expensive and a bit odd take interest of your deposit and claim this additional fee. Why not use alternative companies at cheaper prices and why cant such options be available to tenants.
I believe, the big letting agents with their legal teams make all these rules to scrap possible pennies of the tenant and some are not explicit but one gets trapped into it, particularly, the inventory after termination. Across the world from Louisiana, to Montreal and nortehrn England, where I lived in rental properties, this Oulsnam to me is the one with hidden charges. So beware customers before you decide to let from them. Ask about these fees in advance. I am going to refer this to consumer protection folks anyway to help tenants in general and to know if this practices is truly binding when its not mentioned in the advertisement.

After about a year and a half we noticed that the service started to slip, we had to chase up issues and never got a call back, it was always us calling them even though they promised they would get back to us. We had on a few occasions issues with the property reported but they didn't seem to be recorded or passed on to someone who would deal with it swiftly.Leading to us then having to report it again with them claiming no knowledge of it.
The most shocking part of this experience was not living in the property but the end of the tenancy a week after our agreement had ended with Ouslnam.
We had moved out and started with a new agency, all our bills and accounts with Oulsnam were closed and we were just finishing up on the damage deposit. The moment we hit send on an agreement a letter came through to our new address from our old energy company, advising we had a new account set up by Oulsnam in order for us to supply our old address. This was under a new account number under my partners name with our new address as the forwarding address!! We then were on the phone for nearly an hour sorting this with the energy company advising this has not been done with our permission and we dont even have an agreement anymore with the company and to please close the account.
I quickly emailed our adviser Melanie explaining the situation and asking for the issue to be looked into as quickly as possible. What I got back was a very bored response from her which was very worrying, she said the bills were set up through a third party and it wasn't done by them but as far as they know the new tenant is paying their bills.
I wasn't interested I know i wasn't going to be paying anyone else's bills, i was more worried about the blatant breach of data protection and no one seemed bothered, I explained this and again got very bored emails following this which tried to lead me back into information about the damage deposit, sadly we had agreed to the leaving fees before this had happened so I couldn't dispute them this all coming from the Assistant Manager of Lettings.
I am very upset how Oulsnam let our details go out to a 'third party' who then set up a energy account for us and they didn't seem to care one bit, for this reason I would not rent with them again and I would advise their strong need for a look into their data protection policy. Appalling service.Avoid

We needed to move back home to Bromsgrove to be near to our family and friends after spending two years by the seaside, which was always our dream. We missed our family so much so viewed property for rental on line. All your adverts were very informative and we found dealing with you a really easy experience. You made it possible for our Daughter to deal with viewing and providing personal information due to us being in Yorkshire. All we had to do was read our Tenancy Agreement when we picked up our keys. Fantastic ! A long tiring move was made very easy. Thanks to Marie in particular for keeping us updated at every stage of the letting which happened really fast. We didn't have any long unnecessary waits. Our aftercare has been superb and wish to thank you all. We would definitely use your services again ...... but hope we are in our new home forever!!
