Smart Homes New Homes is the new homes division of the well established Smart Homes. Our is located on Union Road and the busy Stratford Road, just East of the Shirley train station. We cover New Homes sales in and around the area.
Smart New Homes was established in 2018 and is headed by New Homes Director Juli
a Evans.
Our small team of selected individuals who are there to help you make the right decision when choosing a new build property.
Why Smart Homes in Shirley?
This property firm was established in 1998. Since then we expanded to two estate and letting agent offices to be able to deliver a great personal service to our local community. Solihull area guide
This area is known as the Town in the Countryside. It is located East of Birmingham and is known as a unique metropolitan borough of Birmingham. Solihull attracts many people to the UK`s number one venue – National Exhibition Centre, where many concerts and exhibitions take place regularly. If you are thinking of buying a house in Solihull, you will see a large variety of semi-detached, detached and terraced houses, built in the 50s and 60s.

I have both purchased a new property from SMART Homes and in the process of selling my current property with them also.
On the new purchase, of a new build, I have had excellent engagement and feedback and help from primarily Trish and I am due to move in during February 2024.
On Sales side, the process of putting the property on multiple websites together with appropriate promotional photographs, single day of views, and receiving feedback form those viewers including an offer, and getting weekly updates form Sales progression team (Helen) has help to temper/reduce stresses associated with thsi process.

Smart homes are fantastic beyond words. They have a great team and have made the buying process so easy. The are extremely professional, very honest and go above and beyond to deliver the best customer experience. Rory Powell and Louise Lewis have been complete angels, I don’t think I can put into words how amazing they both are. Sorting out the best mortgage deal and supporting with the entire buying process. I cannot recommend them enough and had it not been for them, I think I would have given up on the dream of buying a long time ago. I am so grateful for their service, Rory has also helped me secure a temp accommodation, whilst the buying process completes. They honestly offer an end to end service and every step of the way make sure that they do everything possible to ensure the client is informed and comfortable with all decisions. It’s no wonder all ‘smart homes’ are snapped up within minutes. Great agents and even better people. Rory and Louise thank you for everything you’ve done for me.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
Complaints Procedure
1. The initial point of contact for all complaints is either Emma Daffurn (sales) or Mark Farebrother (lettings) who can be contacted at the branch. The complainant should be provided with their full name, address and contact details.
2. Even if initially made orally, all complainants should be asked, if at all possible, to submit their own complaint in writing.
3. Emma or Mark will acknowledge any complaint promptly, within 24 hours, with a formal written outcome being submitted to the complainant within 7 working days.
4. If the complainant remains dissatisfied, the complaint will be passed to Jamie Smart (Director) who will conduct a speedy, separate and detached review of the complaint.
5. Following this in-house review, a final written statement including any offer made, will be sent to the complainant.
6. Where this still does not satisfy the customer, this becomes the “Deadlock Letter” and will be accompanied by details of how the matter can be referred to The Property Ombudsman (TPO), Milford House, 43-55 Milford Street, Salisbury, Wiltshire, SP1 2BP. Tel: 01722 333306
7. Customers may be given a copy of this in-house procedure.
