I have recently began renting a property with h and co and they have honestly been great, we did have some very slight teething issues with repairs, but once I'd chatted to them, they have enlisted handymen where needed and exterminators for the silverfish and we have a very clear way forward.
I wanted to leave this review as I had seen they had a few concerning issues with other tenants, and I wanted to re-assure if you are reading this, that this is a good company. I have been quite frank with them about the issues I found on moving in, things we all missed that the previous tenants had hidden with furniture etc and honestly their response has been amazing. Within a few days I've already had someone out to treat the silverfish, with two more treatments planned, and all other issues will be being sorted from this weekend onwards which is within my first two weeks of moving in!
I don't want to take away from anyone else's experience with my review or invalidate someone's review - all I can say on that matter is that with private agents, they are often governed by what the landlord is willing to pay for. I have rented long term in the local area and had a lot worse experiences with other letting agencies, so having been able to have this kind of positive and proactive experience with H and Co, has really been like night and day. They are all just really nice people working in a market that is full of landlords who IMO, don't want to spend money and they at the behest of the landlord. Out of every company I have rented from in London in the last 12 years including in Walthamstow, this has been the most positive experience I have had, to date: Other companies I have rented through have been neglectful in their approach when it came to fixing repairs, sometimes leaving me waiting over a year to get a hole in the floor sorted, or draughty windows fixed, mice infestations etc - so these issues you see in other reviews are not limited to H and Co, but what has been very different is how they have responded to the issues I have raised. I'm really confident that h and co are on their game in that respect, as has been my experience so far. Reassuringly so.
Also regarding my viewing - Larissa was so lovely, super honest and helpful - a real nice experience all in all and I'm happy that I chose H and Co. Thank you :)

A terrific experience, was made to feel very welcome and the entire staff, especially Dogan, were extremely patient with my problems with some of the online forms and questionnaires, as well as the fact that I had to go to Canada for nearly three weeks in the middle of the application. During the viewing he was so impatient and wanted us to just rush through the property without looking at anything properly. If he shows any property he starts bargaining with the tenants so that they will pay him as he he showing them any property without any paper or contracts. This is absolutely a fraud and one can understand that this person to dealing with black money market.
According to rules if a company wants any provision, the provision is only paid after a deal is done but this person pressurizing people to pay him money just to show anything. This is absolutely a fraud.

We are neighbours of a property managed by Humphrey & co. We recently contacted them over a problem in our property which we initially thought came from them.
Humphrey & co's agent was excellent- very quick and responsive, great at keeping everyone informed and even after the problem turned out to not be their responsibility, she still genuinely tried to do her best to help us.
Seeing how well Aneta dealt with the neighbours I am sure she will be even more brilliant with properties they are actually responsible for!

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). Complaints Procedure
Humphrey & Co Estates’ complaints procedure; 1. Complaint to be made in writing in writing via email or post: 125 Hoe Street, London, E17 4RX or info@humphreyandcoestates.com. 2. The complaint will be acknowledged within 3 working days. 3. Branch investigation takes place. 4. Formal written outcome of branch investigation will be sent back within 15 working days. 5. If longer is required, written notification will be sent with an explanation and indication of timescale. The outcome will be sent within this timescale. 6. If you remain dissatisfied written explanation must be sent to: 125 Hoe Street, London, E17 4RX or info@humphreyandcoestates.com. 7. Review of complaint will take place. 8. Written statement - expressing the final viewpoint from Humphrey & Co Estates, including any offer made which will be sent within 10 working days. 9. Internal complaints process concluded. 10. If Humphrey & Co Estates has been dealing with your complaint for eight weeks or more and it remains unresolved, then you may refer directly to The Property Ombudsman (TPO). 11. If you remain dissatisfied the complaint can now be referred to TPO within six months of this letter.
