Dealing with this agent was a total disaster. I came to them with a straightforward request, and instead of help, I got rude, dismissive, and outright hostile replies. They wasted time and then abruptly dropped the ball, claiming they couldn’t be bothered to keep working on things. When I tried to address it, they responded with condescending nonsense about things I already knew. Unprofessional, unreliable, and zero respect clients. Steer clear unless you want to be treated like an inconvenience

My husband and I rented through Abaco, and had a very pleasant experience. We dealt with Regan, Kevin and Ernest. Communication was always quick and helpful, and we were kept regularly updated through the process, from the viewing to offer acceptance stage. All paperwork details were dealt with swiftly, and a tenant was secured within a fortnight of the previous tenant moving out. We would not hesitate to use Abaco Estates again when next searching a tenant.

Of all landlords/agencies I've been with, Abaco has been the most responsive when it comes to issues and repairs in the property. I appreciate that professionalism and it gives a lot of peace of mind when renting. Regan and Jia were always very responsive and provided me with all of the information I needed to settle into the new flat, issue repairs, and to check out at the end of the tenancy.

Very rude agents.
The agent I was talking to refused to arrange a viewing because I had arrived in the UK one year ago. I felt discriminated against because of my non-British origin.
She said I needed to have a 3 year of tax return history to pass a reference check. I obviously do not have such a long history as I had been a tax resident of the UK for one year only. She did not bother to ask for more details about my income or if I had a guarantor. She just decided that I would not pass the reference check and that I was not the right customer for this agency.
This is another example of an agency abusing its power as they are in a position to cherry-pick the tenants due to the current state of the property market.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
