DO NOT USE MUVE CONVEYANCING!!!! Please do not be fooled by all the AI reviews placed on the Trustpilot. Muve are the most incompetent company I’ve ever dealt with and made my life hell almost 6 months. I can’t express the stress and frustration experienced caused by ‘conveyancers’ based in Sri Lanka that simply do not understand the process nor have the ability to deal with it. There were 3 people in my chain including a cash buyer and one going into rented so on paper, a very straight forward transaction. More so, 2 of us were using Muve as were ensured this would make it more seamless. Muve were instructed on the 18th of November with ample time before the stamp duty holiday finishing on the 31st March but due to countless issues, unfortunately this did not happen. The main reason is due to Prageeth (my 1st of 3 handlers) as it came to light in February (over 8 weeks after instruction) that the management pack (my flat being leasehold) had not been requested by Muve, despite me providing all information the management company 8 weeks prior. Naturally this was very concerning but to make things worse, at this point that Prageeth simply stopped replying to emails. This went on 2 weeks and eventually after me emailing 45 times per day, another handler was appointed. Prageeths ‘manager’, Roger was copied into all emails but did not respond at any point during the 5 and a half months - not convinced he even exists! This left me chasing the management company on their behalf, as well as the service charge company then forwarding their emails as Muve were lying by saying they hadn’t sent them!! Should the management pack not have been left dormant 8 weeks and provided Muve didn’t have any other disasters, the would have been competed prior to the stamp duty holiday. Unfortunately, due to the above and various other issues experienced along the way, I was the left to foot £2,500 additional stamp duty, £800 additional mortgage payment as my rate expired on 31st march and on top, additional leaseholdmanagement fees as they reset on this date. All in all, due to Muves incompetence I’ve absorbed over £4,000 in charges, above what the conveyancing costs already are. As the company is based in Sri Lanka, you cannot talk to anyone on the phone and emailing is also a waste of time. Multiple completion dates were failed by Muve and all they could do was blame the other side, which was more frustrating, as this was also Muve. After discussing with the others in the chain post completion, they are also complaining with the service provided by Muve - even the party who hadn’t used Muve as they went into rented on the agreed completion date, which was failed and ended up being 4 weeks later. There are hundreds of seemingly perfect reviews on here which manage to dilute the genuine ones but don’t be fooled, as I was!! Please use an actual conveyancing firm who are capable of doing their job.
