First let me say that this review is from my limited experience with HarveyRobinson as a lettings company from a tenants perspective. For all I know they may be quite good for sales/buying. We had people visiting the property without notice and when we were not there to see them. Emails were sent to HarveyRobinson by the landlord prior to this to notify of the visit but no contact was made to us fro HarveyRobinson. We informed them of leaks in the shower and of problems with the kitchen units but never heard anything. When I chased them up after 2 weeks they said they had no record of the conversation and said I had never even called (I did offer to show them my itemised phone bill at this point). In a dispute with the neighbours the agent provided no support whatsoever, heavily biased towards the idea of "it's not your house, just be quiet and don't make a fuss". A sentiment echoed when they tried to coerce us into renewing our tenancy for 12 months..... which we resisted, but surprisingly we were given notice to leave less than a month later with no explanation. Once notice had been given we duly found somewhere else to live. Following a full 48 hour cleaning session with 4 people working plus a professional carpet and window cleaner we left the property, to my eyes in better condition than we had been given it. Following the inspection of our £1000+ deposit all that they were prepared to offer back was a pittance of £150. A draught excluder had become detatched from the letterbox, duly chargin us over £60 for a full replacement letterbox in the door rather than a simple repair. A blind that we had used just 3 times in our entire tenancy they claim has "ingrained dirt" on it which they are insisting on a full replacement for rather than simply a cleaning. another £60+ taken from us. The final straw was an area I had meticulously made good with sanding and repainting with a flawless colour match they claim is "extremely scuffed and requires repainting so another £50+ gone. So it seems that between the landlord, HarveyRobinson and the third party company that they use to perform inspections we are paying to have the house redecorated when it is grossly unjustifiable. At no point did they inform me of an any appeals process as adopted by the organisations set up by government to protect tenants deposits. In short, if you're a landlord hen you're onto a winner, because most likely you will get all (if not most) of the tenants deposit back. If you're a tenant, avoid HarveyRobinson and Peter Lane like the plague. Thanks for reading A former tenant very glad to be rid of HarveyRobinson
What agent could do to change your mind?
They could have a much more reasonable understanding of wear and tear, not be so biased to the side of the landlord and vastly improve their mid-tenancy inspections (these were woeful).

Jul 3, 2014Dear Former Tenant, We are sorry that you feel you have received poor service from harveyrobinson, we were surprised to read of your dissatisfaction and we would like to address the points you have raised as follows: Access to properties are always arranged with the tenants, unfortunately on one occasion the Landlord had organised a contractor to attend and not notified us therefore meaning we were unable to notify you in turn. Once you contacted our office we offered our sincerest apologies and made the Landlord aware that all access must be agreed via ourselves. In relation to the shower leak, this was reported as a small area of damp appearing in the living room at10pm on a Saturday by email. A contractor then attended with the Landlord at 4pm the following Tuesday some 72 hours later. Please note that during out of office hours, emergency contact details are provided to all tenants in the event that they require immediate assistance. In relation to the dispute with the neighbour of the property, unfortunately we do not manage this property so we advised you what can be done in terms of legality. We would always advise tenants to see if a they can reach a peaceful resolution with the neighbours as an initial stage to avoid any further issues arising. In relation to the tenancy renewal the Landlord had asked if you would be willing to sign for a further 12 months, instead of only a 6 month agreement as originally requested. When you declined this, the Landlord accepted and we continued with a 6 month agreement, you were at no time being coerced, rather it was asked if it would be possible. Notice to end the tenancy was given four months later at the Landlords request, as they required the property back. In relation to the end of tenancy check out, the draft excluder had been forcibly broken off the door. This was then checked by an independent contractor who advised it could not be repaired as parts were missing which was why the charge to replace the item was put forward. The cost of the blind replacement was removed as agreed by your Landlord after you had disputed this point. The wall in the bedroom was clearly documented as scuffed and marked on photographs taken at the end of the tenancy and the charge put to you was to re-decorate the affected wall only and not the entire room. Charges put to tenants for any end of tenancy are used to carry out the works that have been charged and go to the contractors directly. In relation to the deposit, all tenants are provided at each renewal and the beginning of the tenancy with documentation relating to where their deposit is held and this also informs tenants of how to raise a dispute if they wish to do so. Everything absolutely as it should be. And many agents who I've met during this recent home buying and selling process have only confirmed this viewpoint further through the ways in which they choose to operate.....but with Harvey Robinson I was pleasantly surprised.
They arrived punctually for the viewings and both of which were conducted without pressure tactics (a hugely important factor) with a feeling of honesty with no subterfuge afoot - and without a feeling of being rushed out after 8 minutes (as I've had with previous viewings with other agencies because other appointments were scheduled elsewhere in town).
Follow up questions I had after the viewings were answered promptly and Grant continued to be very accommodating of my requests regarding the transaction - even the one I had to throw their way with very little notice just before closing time one Friday evening. Really appreciated the legwork and the 'can-do' approach on that as it took several weeks off the time this transaction would have otherwise taken.
As someone who is professionally very dubious of most salespeople 'in work mode' and the questionable moral code many of them choose to work to, I'm actually pleased for Harvey Robinson that they got this sale as it felt deserved......they conducted themselves well throughout. If they all worked like this, the world would be a lot better....!

Unlike other estate agents in Huntingdon that only work for money and awards Harvey Robinson are the only ones to deal with.

From my initial meeting with Jodie, I was very impressed with her knowledge and the tools they have available at their disposal to help ensure the property is placed in the best possible position in the market. Jodie and her team kept in regular contact with me throughout the process on any interests, viewings, feedback or generally keeping in touch to see what’s been happening. When Jodie wasn’t available, there was always someone else who I can speak to such as Grant, Fran, Lucy and Charlie.

Overall, they are a fantastic estate agent and their staff are nice and friendly, happy and down to earth and a pleasure to deal with. I would highly recommend their services and wouldn’t hesitate to use them again!
