I with them for 2 years as a tenent along with 4 other house mates. I moved out last May and we didn't get our deposit back until NOVEMBER. The man who was dealing with our deposit was Sal but whenever I tried to contact him, he was either not available or someone else would pretend to be him which I found very odd. Out of the £300 deposit that I gave, I got about £130 back which is scandalous. They charged me £100 because one of the screws in the hinge on a wardrobe door had fallen out so it would shut but not properly (it was a cheap ikea wardrobe). They tried charging me £200 for a whole new wardrobe - despite me telling them they only needed a new screw. They argued back saying they couldn't put a new screw in because it would break the wardrobe. By this point it was July and I was needing my deposit. They then said that they would fit a new ikea door at a small price (so they can't put a new screw in but they can replace a whole new door). I'm not sure where they got this door as they told me previously that Ikea do not do separate wardrobe parts. I eventually agreed just to get them off my back. This small price turned out to be around £100, including the 'labour cost' , the postage and cost to dispose of the old door. Shocking. They then charged me £40 to replace a plug socked that had a small crack down it that I'd never used (despite the exact same plug socking costing around £10 in b&q). And the rest of the charges was for the carpets to be cleaned which really didn't need to be done and for a mattress wash (stain left from a previous tenant). They charged my other house mate £200 to replace the sofa as he had put a small burn mark on the arm - fair enough I thought. But the best of it is, we know the new tenants and visited the house when they had moved in and found out they just put a blanket over the sofa. He confronted midland letting and asked where this £200 had gone that they charged him. They stated that they had replaced the old sofa, but decided to keep it in there and put the new sofa in another house - so he was charged £200 for nothing. It's not the first time midland letting have charged tenents to replace items but have not actually replaced them. Whilst living there, previous tenents came round and explained that they had been charged to replace a chest of drawers and a carpet (charged about £100) Neither of these had been replaced whilst we lived there, despite midland letting saying they would do it before the new tenents (which was me and my house mates) moved in. Many of the staff are very rude and are just out to get money. So basically do not use Perry Barr midland letting unless you want to be ripped off and spoken to like you are stupid.

Jul 1, 2014I'm sorry that you found the need to write this review and not take the time to contact us to discuss this. I have to disagree with the comments you have posted as you appear to be inaccurate. I am aware as to the condition of the house when you vacated. The wardrobe was more than a screw coming out of the hinge. The side panel was damaged by you beyond repair. You could have taken steps to have this dealt with. The landlord has a right to request deductions from your deposit to cover damage that you have caused. The landlord did not want to charge you for a full replacement wardrobe and arranged with Ikea for the panel to be replaced. It took Ikea longer than anticipated but you were kept up to date with this. The landlord then had to pay someone to take apart the old wardrobe and reassemble the wardrobe again with the new panel. You were charged for a new panel and a fitting cost. Needless to say you could have put right the damage you caused yourself. The socket that you damaged had to be replaced by a qualified electrician. If you have found a socket priced at B&Q for £10.00, would it be reasonable to say that an electrician would visit the property and carry out the repair for a small fee of £30.00. I think that's fair and priced accordingly. Again you had the chance to deal with this yourself. I have looked at the inventory that you signed when you took possession and I have looked at the move out inventory from the previous tenant. I cannot find any record suggesting the mattress was soiled by the previous tenant. More importantly, if when you took possession you saw the mattress was soiled, why would you have not addressed this at that time. In no way would anyone expect you to sleep on a soiled mattress. So I have to ask, if the mattress was soiled, why are you alleging that you slept on a soiled mattress for a whole year. This is disgusting. I’ve looked at the image for the damage to the sofa. Indeed it was damaged, I’ve also looked at what you claim to be £200 charged to your housemate. This again is inaccurate as he was charged £95.00. The exact cost of replacement. Jul 2, 2014Thank you for all your excuses, I did take the time to contact you regarding all of the above in a number of unsanswered emails and calls when trying to get my deposit back. The wardrobe door was definatly not damaged beyond repair, I am a respectable person and would not leave anything in bad condition. I would also like to add that the mattress was not "soiled", it had a small stain on one side - the side that was not slept on and must have gone unseen when the inventory was completed. Sorry that I got the £200 figure incorrect, this must have been the initial cost of the replacement. Although £95 is still a large sum for a blanket that was thrown over the sofa to cover the burn. Thank you again for responding and showing just how friendly, kind and sensitive the staff at midland letting are.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
