He didn't put us under any pressure throughout the purchase but acknowledged early on that we were serious buyers and helped ensure everything went smoothly. Very impressed, highly recommended.

He's friendly and knows his stuff and I always felt like he was available if I had questions which as a first time buyer was really important to me. He kept me updated and did lots of chasing in the background, and always came back on emails etc when he said he would. He also had a good relationship with the vendors which made a long drawn out purchase run a lot more smoothly. So thanks Jamie!

Comments on Agent Fees
Monthly and set up fees are lower than other firms. I was charged £60 for a smoke alarm test, which must have involved somebody pressing a couple of buttons for all of 5 seconds, this is probably par for the course though I imagine.

Cons - ...they're cheaper for a reason. - Appalling/non existent levels of customer service, multiple phone calls and emails completely ignored on a routine basis by multiple members of staff - Lacking in professional knowledge, don't know how Tenancy Dispute Service works, lettings staff don't having working knowledge of lettings agreement and T&Cs drawn up by Peter James themselves, staff can't grasp the concept of a 'working day' - Staff attempt to intimidate both tenants and landlords by threatening charges for issues they don't want to deal with - Staff lie about/cover up their own poor service, such as submitting a claim to the TDS a month late then blaming the TDS
I have reported Peter James to the Property Ombudsman over the above as they are an atrocious firm to deal with. Nearly five months after the end of my rental I am over £1000 out of pocket, after needing to carry out multiple repair works after the so called 'professional' tenants Peter James found for me trashed my flat. To this day I still haven't received a penny of it, the main reason my final con above.
Peter James also instructed an authorised repair during the tenancy (which they of course charged me for despite the tenants being responsible for the damage), which wasn't successful and didn't resolve the issue. Following complaints from both the tenants and myself, they then proceeded to do sweet FA to resolve the botched 'repair' and tried to insist I needed to spend another £180 to fix it! Since the tenancy ended they have categorically refused to refund me for this charge, despite a mound of written evidence pointing to their culpability.
In summary, with Peter James you get what you pay for - a lousy, unprofessional service where they will lie and cheat their way into extracting as much cash from you as they can.

We rented a property with Peter James for 6 years and back in 2009 the Property Manager was Michelle Burchell. The day we moved in we felt in total despair, my immediate response was to walk out, hand the keys back and say the deal was off. Even though they claimed professional cleaners had been hired to leave the place in a presentable condition, it looked completely appalling. There was dust and fluff everywhere, the bathroom was repulsive, full of limescale and mould, and random objects were left behind by the previous tenants, like an old Christmas tree and a scummy foot bath. It was evident no one from the agency had bothered to do a check after the other tenants handed the keys. They hire external contractors to do their properties inventory and when the check-in lady showed me around, all she could point out was faults with the property... broken light bulbs, burnt on grease in the oven, loose door handles, sticky cupboard so I was advised not to use that one, and no mention at all of getting anything fixed. We then found out the landlord lived abroad and had never set foot into the property, which meant that sadly, we were pretty much in the hands of the estate agent. The years that followed we came across extensive problems with the flat, electrics, plumbing, boiler, leakages and so on. In one occasion the electrical engineer said the fuse box was lethal and we were lucky to be alive. Then on a different occasion we discovered a leak in the attic caused by a hole in the roof which was, may I say: 'temporarily fixed' by someone placing a baby bath under it, until it overflowed and the water leaked down onto the stairs damaging the carpet which was pretty run-down anyway. After a substancial amount of distressful phone conversations with Michelle, those issues were gradually rectified, not to a high standard though. The flat was rewired but holes and cracks were left around the sockets and switches, the leak was finally sorted out but the carpet remained shabby with mould odour from the dampness. On the other hand, they never hesitated to increase the rent or overcharge us with some ludicrous fees. We always looked after the property and were always very accommodating when PJ had to gain access into the flat (quarterly checks were done to the property). At the end of our tenancy, Nikki Lingard (current Property Manager) claimed the bathroom and oven had to be cleaned by their contractors and took off £130 from our deposit, despite the fact I spent the entire day at the property cleaning it, only a day before we handed the keys. Nikki was very unprofessional, she is incapable of addressing clients by their names on emails and she never acknowledges anything you say, only repeats the agency policies like a broken record, extremely frustrating! The first opportunity or excuse they find they'll use it against you to financially rob you! My advice as a previous tenant: STEER CLEAR OF THESE UNPROFESSIONALS!
