As a landlady it is the second time these past two years that I have cooperated with Jennifer and her team form St John’ s Wood Office.
From the first time I met Jennifer I knew that I had to do with a polite, professional to whom I could trust the keys of the flat.
I am living abroad and thus is very difficult for me to handle the management of the flat but Jennifer and her team has been there for me to reassure me that everything will be professionally handled by them- which has actually been. For all the problems raised Jennifer is there to find the solution with the aim to make my life easier and calmer!

- mistake in agreeing on the start date. We signed a contract to start on 10th and later were informed it's not possible to start before 15th.
- financial calculation errors in the contract
- we were made to do our document verification twice. One of their colleagues conveniently shredded our documents.
- communication, they couldn't have a more one sided/more broken communication. It was all a one way communication of what the landlord wanted or could accommodate and not a single time the facilitation was managed from our side. I was also personally told, that since I had just moved to London. I dint understand the London ways of working/my expectations on customer experience was too high which I found to be extremely judgemental.
I strongly recommend NOT to work with them. Just hoping to get done with my this lease with them and hope I don't have to ever work with them again.

Dexter's were so happy to take our money - the deposit, the fees, the first month's rent - and then were surprised when we wished to move into the property. The place hadn't even been hoovered in the 2 weeks between the last tenants moving out and our move in date. It's been an uphill battle ever since. Due to dodgy wiring we had no lights in at least 1 bedroom for six months and then a leak from the upstairs bathroom into the downstairs bathroom for a month. The property managers (we've now had 2) have consistently tried to keep us from contacting the landlord directly as we would effectively expose their incompetence at managing a property. I have been renting in London for over 5 years and this is hands down the worst experience I have ever had. You do not get what you pay for. 1 star because you can't give 0

I have been using George Violaris and his team inc Jennifer Wratten,Michael Agbobu, Hayrie Mehmet for many years and they have let my 2 properties in St Johns Wood without fail each time. Thus thankfully I have not been exposed to any voids.
The team is very focused in making sure the property is let at the appropriate rental figure and select carefully the tenants that they recommend
If I have one issue it is the lack of communication between the team in St Johns Wood and the back office which is centralised elsewhere .The back office is notoriously slow and this has resulted in problems especially the collection of the 1st months rent on a new tenancy
Overall I am very satisfied with the team in the St Johns Wood and would recommend them to all landlords in the area

WHATEVER YOU DO, DO NOT GO NEAR THEM!!!!!!!
Since living in our flat, they failed to fix any issues we have had (which were meant to be done before we moved in) and we had to fight for them to be fixed. It took a good two months. They're negligent - they'll let you get physically hurt and then still wont care. They'll also let you get burgled - numerous times - and still not care.
They'll also then pretend they care by getting the Director (or so called) and head of customer relations to contact you who will then again, DO ABSOLUTELY NOTHING.
The only thing they could do to make this right is refund my last year of rent because who knows what the hell we've been paying for.
To be honest, they're a scam. How they're still allowed to operate as a company - god only knows.

I cannot begin to describe the endless problems I've had since using this company. The property we moved into has been burgled several times because they refused to properly secure the property, even after the first attempt. The sad fact is, I've read other reviews on this website, and i'm not even the first to complain about being burgled due to Dexters woeful negligence.
JW* lied through her teeth when she took us around the property. The flat hadn't even seen a sponge before we moved in. The back door wouldn't even lock. Could we contact her to sort it? No. Did she apologise for her lies? No. Did we even speak to her again? No.
The Property Management Team is another layer of administrative time wasting. They cant even manage their emails let alone properties. *SH is the Director. Director of what? :-| Oh wait, Director of Misery -That's it!

The property has been fraught with issues, only some of which have been listed below. Due to mismanagement our property was also burgled with no further security measures taken post the event.
As per the contract, the structure of the building is not appropriate. There is a huge gap in the ceiling of the flat near the cooker hood and due to renovations taking place in the flat above us, there are stones and rubble falling through onto the stove where food is cooked. This is a health hazard as potentially harmful chemicals are falling into our food which has led to us and particularly my wife falling ill on several occasions due to allergies to dust particles. We have provided sufficient notice for this to be fixed yet no action has been taken. The condition of the ceiling has also been deemed unsafe by engineers who visited the property to inspect the structural flaw.
We also do not have access to the communal gardens. The contract states that full access must be provided to all areas of the property and one of the main reasons for accepting the contract was access to the communal garden. We were initially provided keys to the garden late (6 months into the contract) and again do not have access now to the garden since the last 6 months due to access being revoked. This is despite a 50� deposit we have paid for access to the communal garden
Crucially we do not feel safe in this property. As mentioned we were burgled on 18th January due to negligence on the part of building management for not ensuring proper working of the main front door. This is despite us notifying property management about issues with the front door. The property is also not consistent with other flats in the building that have triple lock doors which provides extra level of safety. The property door only has one additional lock as compared to other flats in the building that have three locks in total that are strategically placed to avoid burglars breaking in. The door to this property was smashed down and completely detached from the hinges.
We are now being forced by the owners to continue living in this unsafe environment. Furthermore we received agreement via email from property management and lettings to leave the property post the burglary and upon finding a new property to move to the owners have now retracted from their earlier agreement. We also paid an early vacation fee that was demanded of us to end the tenancy that was to go towards re-advertising the property for new replacement tenants however the owners have receded on their agreement ever since we made this payment and now we are forced to continue living at the property where we feel extremely unsafe. We are psychologically being harassed by having to live at this place causing unnecessary mental distress that leads to nervous breakdowns at the slightest noise which gets us startled. We no longer feel safe in our own home due to the fact that it was so poorly managed by the building management. Our mental state further deteriorates with each passing day.
