Renters beware if using Reeds Rains Blackpool!
Our tenancy completed and handing back a spotless and well maintained property, we were victims of the landlord retaining security deposit for "cleaning" scam, despite the agents having inspected the property on our leaving (who have lifted not a finger to assist in deposit return). Now in My Deposits dispute process, but use this agent branch at your peril! Not impressed, a sad experience.

I would beg anyone who is considering to rent or let their property with Reeds Rains to find another agent! Please please please avoid like the plague! Entering a property without permission or consent is illegal but in the eyes of Reeds rains, it’s just a normal day in the office! I would rather sleep in a box on the motorway than ever use this company again!!!! Please avoid!

Are boiler broke down over the weekend and it was snowing contacted maintenance at the Blackpool branch and explained we had no heating or hot water and we had 2 young children in the house Chris the agent I spoke with had an engineer out with in 2 hours on a Saturday in the snow he had replacement parts order quick and efficiently and all so fitted this could of become a long drawn out job due to the fact neither us or the agent could contact the landlord but Chris was really helpful and made sure we was warm and toasty in are home and we are very grateful with out the agency we wouldn’t of been able to make contact with the landlord and the issues would not of been resolved BIG thanks CHRIS from Blackpool maintenance TEAM

After completing the complaints procedure the best Reeds Rains offered a 50% reduction. Still leaving a fee of £570 for me to pay for cancelling. I am extremely frustrated that I have paid hundreds of pounds for a poor service and now have to pay hundreds more for cancelling the service. Beware Reeds Rains I'm sure are not the only ones out to rip off their customers.

Service provided to Landlords is disgusting, they repeatedly send quotes for jobs that you have only recently had done. When you query, they don't provide an answer. The quality of jobs done at the property is very poor, they seem to rinse there landlords for unnecessary expensive work. They said I had a leak and got a quote from their builder, I thought it seemed high so sourced several other quotes myself, all were ~25% of their quote.
