My property in Edinburgh was rented through Fineholm for over 3 years. They were meant to be managing this fully. I should have known i wasn't going to get a good service from them, when they rang within 24 hours of the 1st tenant moving in, to say that the (brand new) fridge was not working. ... They failed to retrieve any money from the TDS for monies to repair damage caused by tenants. They charged £120/year for the TDS scheme but did nothing to check the property or its contents.

Provide a decent service. Do what you say you are going to do particularly when it comes to the terms of the Tenancy Agreement. Think a little bit more about your after care. Provide original copies of documents. Discuss the terms of the Tenancy Agreement before arranging signature. Advise who the proposed tenant is going to be.
