I recently brought my property with Cubitt and West. I have to give a good mention Ben, who helped my purchase, and the rest of the sales team, who work closely together. A special mention Julie Rowsen, who isn't based at the Horley office but deals with the progress of the sale. She was very proactive with loading between sales and purchasers solicitors . Any questions I had, I would put forward to her and she would deal with, and provide me with a prompt email response. Horrendous , incompetent and guilty of illegal activity.

Horsham branch: By far the worst group of people I’ve ever had to deal with in a company. My property is supposed to be “managed” by them which basically involves them continually scolding me and warning me not to speak with my landlady despite my landlady and I having a great working relationship. It became clear why they do this. Most recently they made an illegal attempt to raise my rent by an astonishing £100 this year, far above the average rises. My landlady, and the property owner, told me this was without her permission which she had expressly to,d them they needed. They had increased rent every year previous, highly like;y the same.

In terms of managing the property, they have not once helped when the flat needed work, plumbing etc. I had to arrange that all myself. They didn’t help with the alarms going off. In the 5 years I rented from them, they promised on many occasions to get back to me about various issues - not once in 5 years has a single employee at this joke company got back to me or kept their promise, they are useless unprofessional salespeople uninterested and incapable of anything except trying to make a profit or commission.

I am moving out now, thank god, and need to check my electricity meter the final bill. Rather incredibly none of them know where it is. They said they would contact my landlady to ask which is in itself ridiculous. I have in the last month trying to move out emailed and called them 5 times to get this simple piece of information. They have never got back to me, I eventually contacted my landlady and asked they’d asked her. She said they did some time ago. Yet no one has contacted me, and further to this my landlady was relying on her understandably hazy recollection. That is not good enough. They are paid to manage the property but are lazy unprofessional and completely incompetent. In order to resolve this I have emailed them again, having had enough of the tiresome disingenuous attitude on the phone. First came an automated response saying she was on annual leave and no one would be checking her emails. Which reminds me that when I was halfway through resolving a maintenance issue once I got cut off and no follow up. I later learnt whoever it was went off on holiday left all their cases halfway done and no one their bothers checking or doing their job. I had no functional water in the sink. They are desk cowboys.

I tried sending the email a second time to neither of their employees replying to a previous chain with her. I got another automated response saying no such email there. It’s a joke and I intend to take legal action regarding the illegal attempt at a rent raise. Do not use them or rent through them.

When they wanted me ti sign a contract or renew at an illegal raised price they continually bombarded me with communications. Yet when you do sign they can’t be bothered to reply or communicate with you at all and have no interest in managing your property which is their job, a very simple one that requires no skill whatsoever at all. Avoid at all costs,

Selling a home can be very stressful more so when you live in another country and rely solely on the agents. Trying to decide who to use to sell my house was a long drawn out process. However during this time there was one constant and that was a lovely lady Jo Green from the Dorking branch of Cubitt & West. During the course of maybe 6 months she periodically called just to let us know she was here if needed and she never pushed any agenda. She made me feel like she was there just for me and it was really appreciated. In fact she was the main reason why I eventually decided that Cubitt & West were the agents to deal with my sale. I briefly flew to the UK and met Jo in person and within minutes I knew she was the right lady for the sale. The sale was quite a lengthy procedure with several dates given to me along the way however, Jo told me at the outset how long the sale would take and she was correct. Jo you have my respect and thanks but I would also like to mention Carole Fraser-Eighteen, Juliana Dennis and Scott Buchanan. There was nothing these guys would not do to help or just be a voice on the end of the phone. Thank you very much indeed. Uckfield Cubitt and Eest has been absolutely fantastic ! From start to finish they have been an absolute pleasure . Really helpful and all so willing to go the extra mile . No problem is too much trouble for them . They sold our house , getting more viewings than any other estate agents in the area ( and we tried many of them !) They also did it for an amazing price .
