I have used Northwood agents for letting my propery under "Guaranteed Rent" plan. This plan is a real rip off and I would recommend any prospective landlords not to use it or think twice before entering into this plan. My property was poorly managed and the rent that I received was substantially lower to what I may have received if I was not in that plan. With this plan I could not sell this property with any other agents and I have to use only Northwood to market my property to sell. This delalyed selling my property when I really wanted to sell it. It was eventually sold by a different agent and Northwood couldnot find me a buyer inspite of having it for selling for a very long time. I would not use these agents or the Guaranteed Rent plan again

Oct 4, 2014This is quite a useful opportunity to explain the advantages of the Guaranteed Scheme in exactly the circumstances that Ravi was actually in. It's unfortunate if he now sees the situation differently. First, in December 2012 I recommended to Ravi that the property be marketed at a certain price: he declined this and wanted to go to market nearly £13000 higher, despite all available evidence from us confirming our knowledge of the market. We also flexed our contract with Ravi to enable marketing despite the fact that the property was still tenanted, precisely to assist him because he wanted to achieve a sale - remember, this property was now someone else's home, and not easily to be sold out from under them just because a landlord now wants to "cash-in". We were therefore enabling him to continue to receive rental income right up to the day the property would be sold; unlike any other selling agent, he did not have to have the property vacant throughout the very extended period when he was determined to try to achieve an unrealistic price. Like all agents in a very flat and un-recovered market, we cannot magic buyers out of the air if the price is just wrong. In this case, despite Ravi living overseas and expending almost nothing in the property's investment to maximise its sale potential, we kept a good tenant in place and he never had to worry about a thing in terms of rental income or care for the place - we take all the stress out of the issue for overseas landlords and even paid him his rent when the property was void. So, at the end of all this, the property was eventually sold...by another agent who we did of course let act alongside us...for (guess what) the EXACT price that we had recommended a year earlier. The tenant stayed right to the end and then moved to another property with us, so reassured was she by our care for her situation. She is still with us. So, I am a little mystified at what exactly the problem was: the owner got the exact price we told him he would get, he got paid throughout the marketing period in agreed rent at a very good level (so good that Ravi renewed with us for FIVE years - so it can't really have been a rip-off, can it?), and he encountered NONE of the problems of an empty property with zero income despite being overseas and powerless to do much about it. I would apologise most sincerely if I could see the problem with this level of client care, but in all good conscience, let's be reasonable....
In the first instance, complaints are directed to the local office, Northwood (Leicester) Ltd, where any matters will be reviewed by the Director in an impartial fashion and a viewpoint reached as to validity of the complaint; this will be communicated to the client in writing. Thereafter, if this is deemed insufficient, issues can be elevated to the Franchise Office of Northwood (GB) Ltd, and if necessary then to The Property Ombudsman. The whole complaints procedure is available in written form on request.
