Thanks to Stuart Pringle, Stuart Balfre and Asha for their help selling my FLAT which went for £630K in the end. It was marketed initially for £675K which was a little high in the end as it sold for £45 less. BUT it went for what it was worth at the time I guess.
Friendly and personable team and professional with it.
Photography was outstanding. Well done all!
Just as a side note - I did have a brief episode with another AGENT - Dexters, Acton when the property was outside of it's contracted sole agent term which I very much regret as they were plain AWFUL and horrible. Their pictures too were shockingly bad. Do not USE DEXTERS - run a mile and ALWAYS go with PORTICO. They're great! Thanks guys again. :)

We decided to go with Portico to sell our flat after a valuation by Stuart. During which we found Stuart to be enthusiastic, personable and trustworthy. It was Stuart as an individual and not the valuation itself or company reputation which led us to choose Portico. We then had the opportunity to meet Asha and Stuart P and show them around the flat, as they would be conducting viewings which we found very useful and reassuring. We also found both of them to be friendly and knowledgeable. We were very pleased with the pictures taken of the flat and within a week we had received our first offer, albeit 10% under the asking price. We should have been pleased with the quick progress and interest. However instead of being communicated as a good starting offer from which to build, we were suddenly told that this was the top price per sq ft achieved in the area and we would be lucky to get more. This was a surprise to us, as Stuart was confident in his valuation and nothing had changed. We were then told by Stuart that because our flat was so nicely refurbished he had assumed it was bigger than it actually was and hence had over valued the property significantly. This was naturally disappointing. His valuation had in fact been much higher than other agents to start with but we had believed his valuation based on his knowledge and experience. We do not know if Stuart deliberately overvalued the property to try and get our custom (which he did not need to do as that was not what made us choose Portico and he should be more confident in his own selling points) or if he genuinely thought the flat was bigger than it was. However we would suggest that in future valuations a sq ft calculation is taken to aid in valuing a property (like other agents) to avoid this happening in the future. We subsequently received more offers within two weeks of going on the market and accepted at 5% under asking price. Overall we found Stuart to be easy to contact and quick to respond to messages and emails. We do think he could have done more to chase our buyer and use some initiative to take matters into our or his hands when processes were slow in waiting for various quotes post the survey. Stuart as an individual is naturally very personable and easy to get along with, however he could benefit from working on his tact when handling difficult conversations, negotiating and thinking through how he manages his clients expectations on all elements relating to the sale process. Stuart needs to have more confidence in himself and his ability to sell a property during the process to replicate how he comes across initially which would help sellers to continue placing the trust in him he initially inspires.

They gave good advice and were realistic about sale prices and market conditions. They kept us well updated about any progress or changes without us having to chase after them constantly.
Although we did not purchase our ongoing property with Portico in the end, we did go to a few viewings with Asha. She was honest about the sellers' expectations and the state of the properties, and we felt that she worked with integrity and professionalism.
Overall we had a very pleasant experience working with Portico Acton. Many thanks to Stuart and his excellent team for all their help.

Daniel showed us a property on Saturday which he was so well informed about and able to answer so many of the queries we had in relation not only to the property, the area any development we may consider in the future and was so professional in his approach to selling this to us. My daughter decided this was the property for her and wanted to proceed with the purchase only to learn this morning that it had already been taken off the market due to an offer being accepted by the vendors on Saturday evening. Although my daughter was extremely upset at the loss of such a property it was made much easier by Daniel who has promised to keep her in mind when further properties come onto the market and he knows exactly what she is looking for and the areas she would consider.

Bushells is a member of The Property Ombudsman (TPOS) and as such aims to provide the highest standards of service to all our customers. To ensure that your interests are safeguarded, we have a Complaints Process in place. The aim of this process is to resolve any issues or concerns as quickly as possible, although in the majority of cases we hope that matters such as these are resolved at branch level.

<b>Stage One ? Speak to your negotiator or Manager</b>

All complaints should, in the first instance, be directed verbally to the Manager of the Bushells Office you have been dealing with. He or she will endeavor to resolve your complaint immediately, and no later than five working days of the first notification.

<b>Stage Two ? Write to the Sales Director for the office/area</b>
<br>
<br>
If you remain dissatisfied, you may then further your complaint, which must be in writing, to the Divisional Sales Manager or Director responsible for the Office in question. You must write to them within one month of receiving the Office response. The Office manager can supply you with the details of the appropriate person. Your complaint will be acknowledged within three working days of receipt and an investigation undertaken. A formal written outcome of the investigation will be sent to you within 15 working days.

<b>Stage Three ? Write to the Managing Director of Bushells</b>

If you remain dissatisfied, you may address your concerns in writing to the Managing Director within one month of the response from the Divisional Sales Manager/Director. Your letter will be acknowledged within three working days of receipt and an investigation undertaken. Following the Managing Directors investigation a formal written outcome and statement will be sent to you within 15 working days and contain the final view of the company. This will include any offer made.
