Failed to act when fridge out of action, leaving tenants without a means of storing fresh food. Very slow to respond to communications and sort out repairs. Excessive deductions from deposit taken. We are now having to take them to court to recover excessive deposit deductions.

All reviews – even the less positive ones – are incredibly helpful in making sure we fine-tune our customer services and maintain our exemplary customer satisfaction record (we currently have a 4.8/5 score on Trustpilot and won Lettings Agent of the Year 2018 at the British Property Awards). We are very sorry that you were without a fully operational fridge for 1-2 weeks this summer - I understand that must have been incredibly frustrating. Having immediately notified the Landlord of the situation, we were instructed to contact his Homecare insurers. They were not able to repair the fridge within a reasonable time frame at which point we insisted the Landlord purchase a new fridge. We did do our utmost to ensure a speedy resolution but perhaps we didn't communicate effectively to you how the process works. I do apologise for this. With regards to your observation about the deposit, Gareth James Property, does not hold any deposits, apart from initial receipt. All deposits are held, as legally required, by the TDS or other agencies. We cannot and do not make the decision on any deposit deduction as this is a matter that is typically decided between the Landlord and the Tenants, based on independent inventory check in and check out reports . Gareth James Property will attempt, wherever possible, to facilitate between these parties. If no agreement can be reached, the majority of cases are then arbitrated and agreed by the HM Government approved TDS adjudication scheme.
