I called this morning to make an offer on a rental property I hadn't seen (I wasn't permitted to view as multiple offers had already come in). I was told there would be no point in offering as it would likely be rejected. the property was on the market for £1,950 pcm and I would have offered £2,500+.
I had another reason for calling which was that I also own a portfolio of properties in south London and was looking for an agent to let them out through, obviously I would not even consider Gareth James now, knowing that they clearly don't train their staff to a) treat all customers as blended - an applicant could clearly also be a vendor or a landlord and b) they aren't acting in the best interests of their clients (the landlord of the property in question should at least have been made aware of an extremely high late offer). The agent also made no attempt to register my interest or show me other properties. Appalling service and a terrible way to present to potential clients.

The worst estate agent in Peckham
- My property was let and managed on an assured shorthold agreement by Gareth James and the agreement wasn't worth the paper it was written on as the tenants broke it 6 months in.
- I was informed by the agent one of the tenants had lost his job and both wanted to leave the flat at the end of the week, only to find out when I asked for proof he had not lost his job but that wished to move out regardless. The agents did not get factual information from the tenants and only did so when I suggested getting an official letter from the tenants employer to confirm this. Eventually the agent then confirmed the tenant had indeed forged a job termination letter, the tenants moved out netherless.
- The management service is a joke as they allowed the tenants to vacate the flat without ensuring my keys were collected. I had to pay a locksmith to change the lock as the Gareth James distanced themselves from me by ignoring my multiple email request to get my keys back prior.
- Rather than taking the tenants to court for breach of the tenancy, I agreed to the tenants proposal to release the tenancy deposit to me, and for the tenant to release the agreed one month rent deposit. Gareth James had the authority as a member of TDS to submit a proposal to release the deposit but they refused and ignored my many emails requesting this. I would also leave numerous for Cameron Cummings the Sales and Letting Manager to respond but he did not respond.
- When the TDS finally released the deposit to me via Gareth James, the estate agent had the audacity to take over 200.00 from the deposit which was agreed with the tenants to be returned to me as part of the surrender.
I sent multiple emails to both managers Cameron and Tomas requesting them to release the full monies owed or an explanation as to why i was shortchanged, unfortunately i received no reply, acknowledgement of email or telephone.
Gareth James are the worst estate agent in peckham as they basically wash their hands with you if a tenant moves out before the tenancy ends, and if you no longer wish to use them to relet the property They are not bothered even to get your keys back or reply
- The reference agency which gareth james use are not accurate, a false reference was given to me.
- The estate agents advised both tenants had permanent jobs and this was shown on job references at the beginning of the tenancy but I came to realise both were contracting and one tenants profession was different to the job evidence information that was given to me initially.
- The sales manager (Cameron Cummings & Tomo Lloyd) see you as a moneybag and doesn’t care about the basic concept of providing a good service to ensure repeat business.
- The let and managed experience I have had with this agent has been poor I have been passed from person to person, in fact I feel I have been robbed blind by them, I basically have not got what I paid for. They source unreliable, uncertain tenants, I would not use again or recommend Gareth James to my worst enemy

Worst agency in London.
They told us that they were going to fix everything in the flat before moving in and that they were going to fully clean it.
When we moved in everything was dirty, walls dirty, furnishes were damaged.
They told us that we could break the contract as it was not in good conditions and they took the keys.
After spending the whole day in their office trying to get our money back (with all our luggage and things with us, as we couldn't move in there) they didn't want to agree to break the contract and give us our money back even if we were told that we could do it and we didn't have the keys anymore.
They left us in the street with all our things and with any solution.
Please, don't make agreements with them.
Worst service ever, they even don't have humanity.

Very slow to respond to communications and sort out repairs. Excessive deductions from deposit taken.

We sold our house in SE15 in July. We found the whole process with Gareth James Property from start to finish absolutely fantastic. We chose them because they are local and we feel like they really understand the area and community. We first met Michael Walker, the manager and he immediately put us at ease. He has none of the usual hardcore, selling brash estate agent characteristics that you expect, especially in London. He was honest about the market, accurate and really professional. The whole team them came around to the house to introduce themselves and so we could show them points of interest to aid their viewings. All the team are incredibly polite, professional and organised. We had a great experience and would highly recommend them.

He had superb knowledge about the market, trends and accurate pricing at a tricky time to sell a property. I was having a really bad experience with the previous agency, and Michael handled all the issues extremely well. His advice was always honest and ethical (unlike the previous agency) and I never felt pressured to reduce or undersell.
I was very attached to my flat and sad to let it go, However, Michael found the perfect buyers who loved the place as much as I did, and I'm happy that it is now in good hands :)

Our property had been on the market for several months with another, more well-known agent and we had become disappointed with the level of service we received. After switching to Gareth James, we felt we were in safe hands. Both Nikki and Michael talked honestly and openly to us throughout the whole process of marketing and selling our home - which is exactly what we needed. For want of a better word, we never felt we were being bull***ted. They found us a solid buyer within 6 weeks and Nikki kept us informed through the whole process. When things moved closer to exchange and we inevitably became anxious, she always kept cool and made us feel relaxed and confident that the whole thing would go through. And it did.

We were so, so happy with the service provided by Gareth James, and specifically with everything Michael Walker did to make the process of selling our property go smoothly. We had our property on the market with 2 different estate agents before Gareth James. In short, the service we got from Gareth James was far ahead of the others. They were strong on communication, being proactive and all round professionalism. Most importantly, they got us to where we are now: successful exchange of contracts. After some bad experiences with previous purchases, we were delighted by the professionalism and all round likability of Michael at Gareth James. His superlative knowledge of the area and its properties is undisputable, and he was always contactable, even on his week off! Michael is the best estate agent I have ever dealt with. He was incredibly dedicated in making sure our sale went through as quickly and easily as possible.
