Ludlow Thompson Tooting is one of the leading estate agents offices in South West London. Our office is situated outside the Tooting Broadway underground station which is opposite the Sainsbury`s Superstore on Tooting High Street. We cover most properties in the SW17 postcode area and surrounding South West region

Initial fees seemed high in relation to other agents we looked at. Was nearly double that of Foxtons\/Marsh & Parsons who we were also in contact with.

Michael was helpful in dealing with chasing the landlord and picking up our case when other staff members were not available which was beneficial.
Moving in was easy and William was flexible to meet us at the property at the start of our tenancy which alleviated some pressure of moving.
One improvement could be better communication between the point of the offer being accepted and getting the AST to sign. There was a delay in the landlord getting a gas safety inspection which slowed the process by a few weeks however we were only told about this after we called for updates. It should be taken into consideration that the landlords travel internationally which probably didn't help the agent in this regard.
Our deposit needed to be amended from 6 weeks to 5 weeks following new legislation that came into effect from June 2019 which is the month our tenancy started. This meant we had to have the AST amended and part of the deposit returned to us. This came at our request, and I would have expected the agents to have noticed this before we pointed it out.
We had a recurring problem with other agents where we would give them specific criteria of what we were looking for and they would try their luck by taking us to whatever they had available which sometimes had extra bedrooms, was 15 minutes further from the tube to where we wanted to be, or completely didn't match what we wanted. We did not have this issue with Ludlow Thompson and they took us to a property which matched 100% of what we were looking for first time (we actually offered on the first property the day after seeing it), which was refreshing after dealing with so many other agents who seemed determined to waste our time.
On balance, the staff were very polite and easy to work with and it was a positive experience as we got the home we wanted. I would like to work with William and Michael again the next time I need a property to buy/rent.

I mean who likes paying these? They were expected but agency fees are never OK. I feel they are always to much money especially when a deposit is also due. Ludlow fees were the normal market rate so there\'s nothing to say against this, I just disagree with agency fees at the price they are.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
Complaints Procedure
ludlowthompson prides itself on being able to fulfill customer expectations, and meet their needs. Whilst it is always our desire to achieve this, should there be a concern from our client we would always wish to be able to resolve it quickly and be given the opportunity to demonstrate our commitment to quality customer service. In order to do this, and engender an approach within our business of ownership and responsibility by all our team for the service provided to our customers, we apply the following approach to any customer complaint \/ concern:
1. Please refer all complaints initially to the Department that they relate to. (Lettings\/Sales\/Management\/Accounts). Presenting your complaint directly to the party you have been liaising with.
Whilst we would anticipate that this party will have been able to resolve your issue at this stage, should you not receive a satisfactory response or resolution to your problem:
2. Please refer the complaint to our Customer Services Department. (customerservices@ludlowthompson.com).
Once the complaint is received at Customer Services the matter will be acknowledged and investigated. A full response will be received from the appropriate ludlowthompson representative within 7 working days.
This representative will be a senior member of the team managing the issues on which you have reason to complain.
3. Upon receipt of the response if this is not satisfactory please advise Customer Services and the matter will be referred for review. A full and final response from a ludlowthompson representative will be received within 7 working days.
We would obviously anticipate that no response would leave issues unresolved having been considered to this stage. A \'full and final\' response will be advised as such within the detail of the response and will have been provided on behalf of ludlowthompson by an appropriately senior member of the management team to ensure it has been given appropriate review and consideration.
4. However, should this \'full and final\' response not be satisfactory please find detailed below the website contacts for each of the following bodies to which ludlowthompson are members. Each will ask you to have ensured you have received a full and final position from us prior to you being able to lodge a complaint with them for review and will guide you on the necessary steps to take.
ARLA (www.arla.co.uk) or NAEA (www.naea.co.uk) or The Property Ombudman (www.tpos.co.uk) . They will then consider the complaint and review the matter.
