I made the mistake of renting a house in Littleover for £770pcm from these thieves for 2 years putting up with 22 concurrent days without heating that I had to get the council involved, and 8 concurrent days without a working toilet on a previous occasion - which they thought were reasonable times.
When i vacated, I had no rent arrears and left no damage other than wear and tear. They sent me a bill for £30.00 to replace a bath plug and £100.00 to replace a Wilko' Shower rail which fell apart.
They made up policies and threatened me in emails with their lawyer Cc'd to which they soon backed down when I took them to the Property Redress Scheme after discovering that said policies were made up and the owner tried to bully me that he did not have to disclose the terms of business he had with me were breaches of data protection.
Their administration and record keeping is atrocious and would urge anyone to think twice or be desperate to rent a property through Scargill Mann.
I later discovered that they did not lawfully inform me that my deposit was held by the landlord and not with the Tenancy Deposit Protection Scheme they told me it was!

Once speaking to the staff, they were supportive and friendly but I wouldn't deal with anyone who doesn't support a father seeing his children on a fortnightly weekend visit.
Unfortunately, your landlords and tenants reflect on you and you should be showing/leading the most amicable, fair, non discriminating behaviours of all parties.

Bought the house, got the chimneys swept and they couldn't take open fires. Cost us £10K to make them right. A bit of research shows that they were added from stock photos using photoshop. I would say therefore that Scargill Mann are liars, cheats and absolutely useless agents who let us down massively. May check with my solictior is that is even legal to do.

Bad. They will try to change you when your contract ends to renew it. Do not pay, contracts go onto a periodic contract for free by law!

Myself and my partner rented a property through the Agent Scargill Mann and co' I wish to highlight the poor service we have experience in particular, when we vacated the property. The agent conducted a final inspection as per our agreement, which I attended. We were verbally told that the inspection showed no areas of concern accept a mark on the carpet which may be just a wear and tear' mark. But we should anticipate most certainly the majority of our deposit back. To quote the inspector the property has been left in exceptional condition." From that inspection the property owner/landlord, disputed the inspection report and made allegations (not the mark on the carpet) that resulted in the deposit deductions totalling up to £650! When I asked the Inspector and agent, they said that they stand by their original report but they have an obligation to cost up the work that the land lord has disputed. This was frustrating as we entered an agreement with the agent and not with the landlord. Despite several phone calls and unanswered emails, we were eventually advised by the Agent that the only route would be to appeal through DPS.
We have started this process and have asked for a copy of the final inspection and the photographic evidence of the damage. The agent will not supply this to us, even though we paid significant administration fees.
The appeals form asks for a signed copy of the tenancy agreement (with both parties signatures) and an invoice/ payment evidence of the deposit, we have asked for this and the agency will only supply this if we pay a further £10 administration fee.
I would never use their service again, I would never recommend them to a friend or colleague. Do not make the same mistake that we did.

Avoid Scargill Mann at all costs!....
They have young inexperienced office staff who have no real knowledge of the property market and or the ins and outs of sales and procedures etc.
Can be difficult to get through to anyone on the phones and twice my messages were not picked up. I even spent a whole day trying to get through/get a call back. When 4.30pm arrived I resorted to going into the office in person, no apology whatsoever!
I was told the exact amount of money in my buyers mothers bank account! (Which was of course none of my business!)
I was on three separate occasions given false or wrong information regarding my sale.
My buyer was equally unimpressed with them.
I genuinely feel they acted as a hinderence rather than a help throughout the process.
I would NEVER use this company again nor would I recommend them. Find an agent who have 'proper' professionally trained staff who will assist you through your sale. Don't be drawn in by the chap who does the valuations....you will never hear from him again after you have signed the contract!

Incredibly unprofessional. We had booked through Scargill & Mann to view 3 properties in Derby. Not one thing went smoothly during this viewing. So much so that we didn't even view any of the properties.
The first two properties were apartments, both in the same block. So we arrived bang on time at the apartment block to be greeted by large metal gates, blocking our entry, and behind us was a very busy road. The Scargill viewing agent was 10-15 mins late. Once she arrived she spent another 15 minutes trying to open the gate. In the mean time someone else living in the apartment block came home to be greeted by 3 cars (there was another lady here trying to view one of the apartments) and no way to pull off the main road.
So a few minutes and a few phone calls later, the agent managed to get the correct code for the gate from the current tenant of one apartments we were viewing. Then we found out that we were only viewing one apartment there and the agent didn't know anything about either ourselves or the other lady wanting to view apartment 38, which was the main one we were interested in and the only one that the other lady was interested in. So with the agent not having booked a viewing with the current tenant at no 38 she decided to try to contact her to see if we could view the apartment. We're not too sure what happened here but basically we couldn't view the apartment. She then tried to get us into no 8 which was the other apartment we were interested in, but once again she failed. The tenant, despite being the tenant who gave the agent the correct code for the gate, wasn't answering the door and none of the keys the agent had would open the door, but that didn't stop her trying and trying over and over again.
We got very frustrated, wasted about an hour and a half of our time and left, without viewing any of the 3 properties we wanted to (we gave up and couldn't be bothered to view the 3rd property as dealing with this company is obviously a complete waste of time.

Please avoid this letting agent. Prior to moving out the agent showed two prospective tenants around the flat. On the first occasion I had been away from the flat for a week and returned to find the flat unlocked. It had therefore been left unlocked for a whole week. I complained and asked to speak to the manager who was unavailable. On the second occasion they showed a tenant around when I was again away for the weekend. I returned to find the flat unlocked again. When I left, over £100 was deducted from my deposit. £60 to clean "the oven and grill" despite the fact the grill had never worked throughout me tenancy and the oven was as clean as when I moved in and £55 to repair a drawer. The drawer was from the cheapest piece of furniture imaginable. To buy the unit new would probably have cost half of that. I had never used the unit in question other than to put away some dirty duvets/blankets that had been left lying around by the letting agent. I do not believe I broke the drawer and firmly believe it was broken when opened by the agents to inspect it.
The initial readings on the inventory were also correct and after a week or so of moving in I was asking to pay a huge utility bill.
When I moved in they were unable to tell me the number of the parking bay allocated to the flat. I called them to ask and they promised they would call back, but of course they didn't. I had to walk down to the flat to ask in person. Take particular not of the inventory. The clerk that showed me around and took the inventory missed numerous faults off which, had I not noted, I would no doubt have been expected to pay for. He missed for example stains to carpets, marks on the walls etc. He also missed noting a lethal step ladder that had anyone have used could have caused themselves a very serious injury. If you complain to him as with others in this agency you will find them dismissive, arrogant and condescending. Give their complete lack of professionalism and the disingenuous way in which they treat people it is impossible to imagine where their superior attitudes come from. I complained to the agent and three times asked if they are a member of a professional body. Eventually, after the third time of asking, they said they are not - although that is hardly a surprise.
Do not use this agency!

What agent could do to change your mind?
If the agent had repaid me for being a good tenant by a) doing repairs when necessary and to a good standard b) repaid a fair proportion of the deposit I would feel like I had been treated fairly.

Avoid this agency if you are a tenant, and also if you are a houseowner, unless you wish to be associated with such unfair practices. I paid my rent regularly, kept the house clean, yet I feel like I have been the victim of thieves. I am so glad to no longer be their tenant.

The agent took over my property from the previous letting company. The service was awful, maintenance either never happened or took months. We had leaking windows and damp, and it took a month to have our heating system replaced after it broke down eight times. They constantly try to cut corners on maintenance meaning the repairs don't last and they just came back and did a cheap fix again, wasting my time and theirs. It wasn't until we got a solicitor that they finally did something about it. A particular highlight of getting maintenance was that you never spoke to the same person in the same week, and they never recall hearing about a defect before. My favourite part was when I left and they tried to withhold the deposit for water damage, caused by their own defective windows!
Would never recomend them.

I am totally disappointed with this letting agent. All of what they are looking for is taking money with extremely poor service. The communication was always terrible and to get to the person you need to speak with you have to put some time. After complete year of tenancy, they also refused to renew my contract periodically and claimed that this is the request of the landlaord. I used to hear totally different things from them and landlord. At the end of the second contract, and although I left the house cleaner than I took it, they were trying to deduct lots of money and said there was some marks in the sofas and two other minors things that I had already reported two months before the contract end. Additionally, I left the house few days before the final inspection and they allow to some to trespass without my prior acceptance and when I told them they denied although there were lots of amendements to the house. When I contacted them to do an official complaint they said that they do not even have a procedure and I can only write a letter to the manger who is the person I need to complaint against :) In general, I am entirely unsatisfied with them and may go to the ombudsman service or the court to get my rights.
